Popularity of Brand Complexes Amid Real Estate Adjustment Period... Attention on ‘Hillstate Wonju Restige’

As global inflation continues due to international oil prices and the Russia-Ukraine war, a full-scale interest rate hike has begun, leading consumers to carefully distinguish between options.

As a result, in the recently uncertain real estate market, consumer interest is focusing on branded complexes. According to industry insiders, the preference for branded properties is increasing due to their advantages such as higher stability and reliability compared to non-branded products, excellent quality, and thorough after-sales management.

In fact, branded complexes have enjoyed high popularity in the mixed sales market. In August, Hyundai Engineering & Construction’s “Hillstate Macroen” in Seongsan-gu, Changwon-si, Gyeongnam, attracted 8,320 applicants for 79 units in the first priority subscription, closing with an average competition rate of 105.32 to 1. Also, in July, SK Ecoplant’s “Jungchon SK View” in Jungchon-dong, Jung-gu, Daejeon, received 3,261 applications for 147 units in the first priority subscription, finishing with a competition rate of 22.18 to 1.

There are cases where price differences of hundreds of millions of won occur within the same area depending on whether the property is branded or not. An industry insider said, “Due to growing concerns about economic recession caused by interest rate hikes this year, uncertainty in the housing market has increased, and branded apartments are expected to offer not only high residential satisfaction but also asset growth, drawing attention as a smart single property.” He added, “Especially in provincial areas, branded apartments enjoy high scarcity and popularity compared to the metropolitan area, so they deserve attention.”

Meanwhile, a complex with a brand name is currently being supplied. The protagonist is Hyundai Engineering & Construction’s Hillstate Wonju Prestige, located in Gwanseol-dong, Wonju-si, Gangwon-do.

This complex is being built in the Gwanseol-dong area of Wonju-si, Gangwon-do. The complex consists of 13 buildings ranging from 2 basement floors to 18 above-ground floors, with units sized from 84 to 136 square meters, totaling 975 households. As a large branded complex built by Hyundai Engineering & Construction, it is expected to establish itself as a flagship property representing the area based on differentiated product quality and brand power.

First, the complex offers mainly medium to large-sized floor plans preferred in Wonju, ranging from 84 to 136 square meters, applying a maximum 4Bay-4Room layout to enhance openness. Additionally, all unit types provide household storage, and depending on the size, large pantries, dressing rooms, alpha rooms, and powder rooms are arranged to maximize space utilization. The kitchen design optimizes flow with layouts such as ‘L’ and ‘U’ shapes.

Various floor plan options (paid options) allow residents to reflect their lifestyles. For large units such as 115㎡ and 136㎡, H-Clean entrance and social dining specializations can be selected as paid options. Furthermore, high-quality finishing materials and storage spaces are provided as standard, including ceramic tiles on kitchen walls, engineered stone countertops upon expansion, and half-wardrobes in bedrooms.

Hillstate Wonju Prestige also boasts excellent living infrastructure. Located in Gwanseol-dong, between the Musil district and Wonju Innovation City, residents can enjoy both urban and new town living zones. Nearby are Homeplus and Hanaro Mart, and convenient access to lifestyle facilities such as Megabox, Central Library, Chiak Arts Center, and Wonju Medical Center. Moreover, Musil district, Namwonju area, and Innovation City are expected to share infrastructure, forming a large-scale residential hub, which will further improve the living environment.

The complex is well connected by transportation networks. Through the nearby Namwonju IC, access to the Jungang Expressway, Yeongdong Expressway, and Gwangju-Wonju Expressway is easy, and residents can conveniently travel to Cheongnyangni Station via KTX from Wonju Station. Additionally, transportation benefits such as the Gwanseol Hi-Pass IC (scheduled to open in 2025) and the Yeoju-Wonju double-track railway (scheduled to open in 2027) enhance future value.

Meanwhile, Hillstate Wonju Prestige offers financial benefits to ease buyers’ financial burdens amid recent base rate hikes, including a fixed contract deposit of 10 million KRW and zero interest on all interim payments. Buyers can sign the contract by paying only 10 million KRW initially, with the remaining contract deposit payment deferred up to 30 days after the initial payment. Also, zero interest applies to all interim payments, helping avoid loan interest burdens caused by the base rate increase.

Additionally, a weekend prize draw event is held for customers who visit the Hillstate Wonju Prestige model house and receive consultation. The draw takes place every Saturday and Sunday at 3 PM, with various prizes such as the ‘LG CordZero Robot Mop Vacuum Cleaner,’ ‘Nespresso Capsule Coffee Machine,’ and ‘Boral Air Fryer Oven’ prepared.
