The real estate market in the northern Gyeonggi region is stirring with the influx of massive development benefits brought by the metropolitan transportation network. This expressway, running north-south between the Gyeongbu Expressway and the Jungbu Expressway, will quickly connect northern Gyeonggi to the eastern metropolitan area.
The Metropolitan Area 2nd Ring Expressway, which will serve as the 'main artery of the metropolitan area,' will also open sequentially by 2025. This road connects Yangju, Pocheon, Namyangju, Yangpyeong, Icheon, Osan, Hwaseong, Ansan, Incheon, Gimpo, Paju, and back to Yangju (260.34 km). Once opened, it will rapidly connect major cities in Gyeonggi as well as key hubs in Seoul. Notably, northern Gyeonggi can quickly access the south without passing through the metropolitan center. The Seoul-Yangju highway is also being promoted with a target opening in 2030.
House prices are rising along the new routes, and subscription enthusiasm is hot. In fact, house prices in areas benefiting from major metropolitan transportation networks like GTX have surged significantly. According to recent analysis of Real Estate R114 data, the average household price in the third quarter of this year in areas along the A line excluding Seoul, such as Paju, Yongin, and Hwaseong, was 742.91 million KRW. Demand has also flooded the sales market. According to the Korea Real Estate Agency's subscription homepage, when Kyungnam Enterprises conducted first-priority subscription applications on October 25 for 'Paju Unjeong Kyungnam Honorsville D1' and 'Paju Unjeong Kyungnam Honorsville River,' both closed with double-digit competition rates.
