KEPCO Nears Completion of New Logistics Center in Gimpo... Majang Site Development Plan 'Still Pending' Majang-dong Han Electronics Material Center Site

[Asia Economy Reporter Hwang Seoyul] Korea Electric Power Corporation (hereinafter KEPCO)'s new logistics center in Gimpo is nearing completion. Once the logistics center is completed, KEPCO plans to relocate the existing logistics center located in Majang-dong, Seongdong-gu, Seoul, as early as the end of this year to early next year. However, detailed development plans for the site left vacant by the relocation of the Majang logistics center remain uncertain.


It was confirmed on the 7th that KEPCO submitted the usage approval application for the new logistics center being constructed in the Hakun 3 General Industrial Complex in Gimpo to Gimpo City Hall on the 14th of last month. This is almost at the final stage of completion, and once the building usage approval is completed and internal work is somewhat finished, KEPCO plans to relocate the Majang logistics center in Majang-dong, Seongdong-gu, Seoul, to this location as early as the end of this year to early next year. A Gimpo City Hall official stated, "The usage approval is expected to be completed within this week."


Seongdong District Office has planned to develop the Majang Station area once the Majang logistics center relocates to Gimpo. The Majang logistics center site covers an area of 39,567㎡ and is located in the Majang Station area. It has been used to store parts such as discarded transformers. Last year, Seongdong District Office established special planning zone guidelines to allow the site to be developed as a regional hub facility with mixed uses including residential, office, retail, and public facilities. Through a 'pre-negotiation for urban planning change,' they proposed upgrading the area to a semi-residential zone during project promotion, allowing for changes to the district unit plan in future development processes.


However, even if KEPCO's Majang logistics center relocates, it seems that the development of the logistics center site, a long-standing project in Seongdong-gu, Seoul, will take a bit more time. Although the relocation plan has been in place since 2017, the site development plan is still at a standstill. There are plans to build mixed-use residential complexes, KEPCO office buildings, and public facilities such as community centers on the site, but since permits have not yet been finalized, changes are possible.


KEPCO and the district office stated that they are still in discussions this year on how to utilize the site. A district office official said, "We imposed conditions such as upgrading the zoning area and securing infrastructure like roads, but since these matters are still under negotiation, project progress is difficult." A KEPCO official said, "We are in the process of selecting a trust company and changing the site’s usage and obtaining permits. We are negotiating permits with the district office and Seoul city, and if things do not go well, we can consider various options, but currently, KEPCO plans to utilize the site."
