HL D&I Hanla Co., Ltd. will hold official contracts for the apartment complex ‘Incheon Jakjeon Hanla Vivaldi,’ planned to be built in the Gyeyang-gu area of Incheon Metropolitan City, over three days from the 2nd to the 4th of next month.
The complex consists of four buildings ranging from two basement floors to 29 above-ground floors, with a total of 340 units: ▲173 units of 84㎡ (exclusive area) Type A ▲13 units of 84㎡ Type B ▲25 units of 84㎡ Type C ▲53 units of 84㎡ Type D ▲54 units of 84㎡ Type E ▲22 units of 98㎡ Type A.
Built on the former Hanaro Mart site, this complex is located in a high-priced housing management area, offering prices lower than market value, various development benefits, excellent transportation accessibility, and diverse lifestyle convenience facilities, making it expected to become a landmark in the region.
Most apartments have a preferred exclusive area of 84㎡. The interiors feature a 4-Bay slab-type design that allows cross ventilation and excellent lighting and ventilation. Since most surrounding houses are 2-Bay or 3-Bay, this adds to the rarity value. Designs also include alpha rooms, entrance storage cabinets, and pantries, providing ample storage space. All units have a first-floor pilotis design and community facilities arranged to enhance the openness of the complex. Additionally, the complex is mainly oriented southward to create a pleasant living environment.
The Vivaldi Plaza, a landmark space where residents can enjoy grand natural scenery such as rock gardens and ponds, and the tea house area are equipped with mist nozzles to reduce temperature. A playground themed as a healing garden is planned, and a fine dust signal light is installed so children can easily check air quality. Residents are provided with various exercise spaces including badminton courts, fitness facilities, and health tracks to promote physical fitness. A Vita Garden for emotional stability through horticulture and a Welcome Garden for communication inside and outside the complex will also be installed.
Gyeyang-gu, where ‘Incheon Jakjeon Hanla Vivaldi’ is located, is a traditional residential center of Incheon, allowing immediate use of the living infrastructure of the old downtown upon moving in. Moreover, the residential environment is being newly transformed by the branding of existing apartments such as e-Pyeonhansesang Gyeyang The Premier and Hillstate Xi Gyeyang.
In terms of transportation, Incheon Subway Line 1 is within walking distance, and major arterial roads such as Bongo-daero, Gyeyang-daero, and Aniji-ro are nearby, providing excellent traffic accessibility. The nearby Bupyeong IC offers convenient access to the Gyeongin Expressway, and the Gyeyang IC on the Seoul Metropolitan Area 1st Outer Ring Expressway is also easily accessible.
As for transportation development benefits, the planned extension of Seoul Subway Line 2 (Cheongna to Hongdae) at Jakjeon Station will create a double station area, and the planned GTX-B line at Bupyeong Station will also be easily accessible, greatly improving access to Seoul and further enhancing the transportation network in the future.
The educational environment is also excellent. Located in the old downtown, it is called a school zone apartment where elementary, middle, and high schools already in operation are within walking distance. Nearby schools include Hwacheon Elementary, Jakjeon Middle, Annam High, and Jakjeon Girls’ High. Additionally, a cluster of academies is located within a 1 km radius in the Gyeyang-gu Gyesan-dong area.
Various lifestyle convenience facilities are also immediately available upon moving in. Gyeyang-gu Office, Hanlim Hospital, and Incheon Sejong Hospital are nearby, and commercial areas near Gyeyang-gu Office and Gulpocheon Station are active. Large marts such as Homeplus and traditional markets like Jakjeon Market are also easily accessible.
Nearby parks include Jakjeon Park and Kkachi Park, and an unnamed park is planned to be built around the apartment, further improving residential comfort.
More than 80% of the apartments in the area where ‘Incheon Jakjeon Hanla Vivaldi’ will be built are over 20 years old, with a considerable level of aging. Over the past 10 years, the total number of new units in Gyeyang-gu, including Jakjeon-dong, has been only about 5,300 units, which is less than 5% of the total new units in Incheon (113,150 units) during the same period. This indicates a growing demand for new apartments in the area.
An official from HL D&I Hanla Co., Ltd. said, “‘Incheon Jakjeon Hanla Vivaldi’ is conveniently located near the Gyeongin Expressway and is the biggest beneficiary of the Seoul Subway Line 2 extension. It is a new apartment that allows use of existing living infrastructure in Gyeyang-gu, such as Jakjeon Station and Hwajeon Elementary, within walking distance, and as it is in a high-priced housing management area, contracts are expected to proceed smoothly at reasonable prices below market value.”
‘Incheon Jakjeon Hanla Vivaldi’ is currently operating a model house.
