Real estate demand is focusing on District 3, the final phase of the massive residential town development in Unjeong New Town, Paju, Gyeonggi-do. This is because residents can enjoy both the living environment shared with Unjeong Districts 1 and 2 and the premium of newly built apartments.
Paju Unjeong New Town is a large-scale new town developed in three phases. Districts 1 and 2 completed their projects by the end of 2014, with various convenience facilities already established. The final phase, District 3, began land development construction in 2014 and is scheduled for project completion in December 2023. Currently in its final construction stage, Unjeong District 3 spans 7.15 million square meters across areas including Gyohadong, Danghadong, and Wadongdong in Paju City, accommodating 45,491 households and 107,490 residents, with new complexes continuously being sold.
Among the three districts of Unjeong New Town, District 3, the most recently developed, boasts excellent living conditions by utilizing the infrastructure of the already established Unjeong Districts 1 and 2 and the nearby Gyohaji District. Newly launched complexes in Unjeong District 3 feature specialized floor plans, state-of-the-art advanced systems, trendy landscaping, and community facilities, gaining popularity among Paju buyers who prioritize floor plans.
According to data from the Korea Real Estate Board’s subscription website, new complexes in Unjeong District 3 have recorded high subscription competition rates. For example, in November last year, ‘GTX Unjeong Station Geumgang Pentarium Central Park’ and ‘Unjeong New Town Jeil Punggyeongchae Phase 3 Grand Foret’ achieved first-priority average competition rates of 79.67:1 and 66.54:1 respectively, ranking among the top five in Gyeonggi-do subscription results for the second half of 2021. This year, ‘Paju Unjeong Dietre Edu Town (47.99:1)’ and ‘Shinyoung Jiwel Unjeong New Town (36.95:1)’, launched in March and April, also ranked within the top five in Gyeonggi-do’s first half subscription results, successfully selling out.
A real estate official stated, “Unjeong District 3, marking the conclusion of Unjeong New Town’s development, holds several development benefits, leading to high future value evaluations. Residents can enjoy convenient living not only in Unjeong Districts 1 and 2 but also in the adjacent Gyohaji District, while securing the premium of newly built apartments. As a result, demand for complexes to be launched in Unjeong District 3 is very strong.”
Meanwhile, Hoban Group’s construction affiliate, Hoban Industry, plans to launch ‘Hoban Summit West Park’ at Block A39 in Paju Unjeong District 3 by the end of this month.
Hoban Summit West Park offers excellent residential conditions with infrastructure for education, living, and industry. Dayul Elementary School is nearby, and the central academy district is adjacent. Commercial zones, neighborhood parks, public offices, and medical facilities are planned within Unjeong District 3, and residents can use convenience facilities such as Homeplus, E-Mart, and Lotte Cinema located in Unjeong Districts 1 and 2 and Gyohaji District. The complex is also a workplace-close residence with industrial complexes like Unjeong Technovalley and Paju Medical Cluster being developed nearby.
Additionally, easy access to Seoul is possible via the Gyeongui-Jungang Line, Jayuro, and Seoul-Munsan Expressway, with the GTX-A Line Unjeong Station scheduled to open nearby. Transportation convenience is expected to improve further with developments such as the extension of Subway Line 3, the Metropolitan Area 2nd Ring Expressway, and the Ganghwa-Ganseong Expressway.
Hoban Summit West Park is designed with a 4-bay structure and oriented mainly southward to ensure excellent lighting and ventilation. It offers a variety of floor plans from small to large sizes, expanding choices, and provides practical spaces such as alpha rooms and dressing rooms.
The complex will consist of 7 buildings ranging from 2 basement floors to 20 above-ground floors, with a total of 518 units sized between 59 and 99 square meters. The expected move-in date is November 2024.
Meanwhile, Hoban Industry also plans to launch ‘Hoban Summit East Park’ at Block A2 in Paju Unjeong District 3. Hoban Summit East Park will consist of 14 buildings from 2 basement floors to 25 above-ground floors, totaling 1,110 units sized between 59 and 84 square meters. The unit distribution by type is ▲59㎡A 396 units ▲84㎡A 599 units ▲84㎡B 115 units.
