A large apartment complex is set to be built in Gwangju, Gyeonggi-do, a representative villa-dense area in the metropolitan area, attracting the attention of demanders. In this area, a consortium of Taeyoung Construction and Dongwon Development plans to supply ‘The Park Vista Desiang’.
According to industry sources, out of approximately 156,000 households in Gwangju City, over 40%, about 62,000 households, reside in villas. Large-scale villa complexes consisting of dozens of buildings have been established throughout Gwangju, including Songjeong-dong, Mokhyeon-dong, and Sinhyeon-ri in Opo-eup.
The reason why the Gwangju area has become a villa village is due to overlapping regulations. The entire Gwangju City is a natural conservation zone, with 99% designated as the Paldang Special Measures Zone, 24% as a development restriction zone, and 19% as a water source protection zone. Due to numerous regulations limiting development beyond a certain scale, indiscriminate development occurred, leading to the entire Gwangju area being stigmatized as a villa village.
Especially in villa-dense areas, it is difficult to find convenience facilities such as schools, parks, and playgrounds, and it is hard to avoid traffic congestion. Building houses with more than 30 households requires expanding roads and parking lots, making the review criteria stricter. On the other hand, if villas are built using the splitting method, the burden of preparing urban infrastructure can be reduced, and the residents bear the brunt of this damage.
As a result, local residents in Gwangju City have maintained steady interest in large apartment complexes. Generally, when a large apartment complex is built in an area, the surrounding infrastructure is expanded, improving living convenience.
Moreover, large apartment complexes feature diverse community facilities such as indoor gyms, fitness centers, golf courses, small libraries, and indoor playgrounds, which might not have been possible if the scale were smaller. Green spaces and landscaping facilities are also well established, allowing residents to enjoy rest and leisure activities within the complex.
An industry official said, “Gwangju City in Gyeonggi-do has become a villa-dense area due to overlapping regulations, worsening residents’ living conditions due to a lack of urban infrastructure. Therefore, there is strong local demand for large-scale branded apartments that can expand urban infrastructure and enhance urban competitiveness. It is expected that ‘The Park Vista Desiang,’ announced for supply this time, will attract much attention from demanders.”
Meanwhile, ‘The Park Vista Desiang’ is an apartment complex developed through the Yeokdong Central Park private park development special project. It will be built in the Yeokdong area of Gwangju, Gyeonggi-do, consisting of 18 buildings from 4 basement floors to 25 above-ground floors, totaling 1,690 households. The exclusive area ranges from 59, 84, to 114㎡, offering a variety from small to medium sizes preferred by consumers to medium-large sizes gaining interest after COVID-19.
Since The Park Vista Desiang is developed through the Gwangju Yeokdong Central Park private park development special project, it boasts a pleasant residential environment. In particular, Gwangju Yeokdong Central Park, covering about 100,000 pyeong, is planned to be developed into a park and residential facility with various themed facilities such as a water playground, Meongmeong Park (pet park), glamping site, ecological stream, and Garam Gallery, making the complex a premium healing residential environment right in front of these amenities.
The complex also has excellent living conditions, especially convenient transportation. It is a station-area complex within walking distance of Gyeonggang Line Gyeonggi Gwangju Station, allowing travel to Pangyo in 15 minutes and Gangnam in 30 minutes (when transferring to the Shinbundang Line at Pangyo Station).
Additionally, the Suseo-Gwangju double-track railway (scheduled to open in 2027) is under development at Gyeonggi Gwangju Station. Once this line opens, it will be possible to reach SRT Suseo Station in 12 minutes, further enhancing transportation and access to Gangnam. Additionally, an elementary school site is planned to be developed immediately to the right of the project site, promising excellent educational infrastructure.
The Park Vista Desiang will feature differentiated innovative designs by Taeyoung Construction and Dongwon Development, with a premium sky view design maximizing views standing out. The complex is designed to take advantage of its location towering over Central Park, offering panoramic views of Yeokdong Central Park and Gwangju cityscape even from the lower floors.
The diverse community and landscaping facilities befitting a large complex also attract attention. Community facilities will include an indoor gymnasium, guest house, and Moms Play Club, among others. Landscaping will be differentiated by increasing the green ratio to 42% for added comfort, incorporating various landscaping facilities based on Taeyoung Construction’s expertise, which won the 2021 Korea Landscape Award Presidential Prize.
The Park Vista Desiang opened its cyber model house on the 21st and will open an offline model house on the 28th, officially starting the sales schedule.
