It is expected that a flood of housing units will be released nationwide by the end of the year. In response, construction companies are also presenting differentiated marketing strategies.
The market response is said to be positive as well. The ‘ePyeonhansesang Siheung Janghyeon First Venue,’ supplied in May this year as the first ‘ePyeonhansesang’ brand complex in Siheung Janghyeon District, Gyeonggi Province, recorded the highest competition rate in Gyeonggi Province this year with an average of 189.94 to 1 for first-priority applications. Also, the ‘Hillstate Guri Station,’ supplied in March this year as the first ‘Hillstate’ brand complex in Guri City, recorded an average competition rate of 14.9 to 1 for first-priority applications.
The ‘scarcity’ of being the first in the region is creating an atmosphere where these complexes are regarded as the leading properties in their areas. For example, the ‘ePyeonhansesang Okjeong Urban Central’ (moved in August 2017), the leading complex in Yangju New Town, Gyeonggi Province, can be cited. This complex was supplied as the first ‘ePyeonhansesang’ complex in Yangju New Town at the time of sale, receiving high demand from buyers. As of September this year, the sale price for an 84㎡ unit is around 560 million KRW (based on KB Real Estate prices). This price significantly exceeds the 420 million KRW price for the same size unit in the nearby ‘Y’ complex (moved in November 2014).
Industry experts analyze that because a brand complex supplied for the first time in a region becomes the ‘first impression’ of the brand to local residents, it often incorporates specialized products that reflect the construction company’s expertise. Additionally, the title of being the first in the region is considered a premium factor and is reflected in the price.
Meanwhile, DL Construction is attracting attention by supplying its first apartment in Paju City, Gyeonggi Province. On Monday, the 24th, DL Construction will begin special supply subscription applications for ‘ePyeonhansesang Heyri,’ located in Tanhyeon-myeon, Paju City, Gyeonggi Province. This complex will consist of 8 buildings ranging from 3 basement floors to a maximum of 25 floors above ground, with a total of 1,057 units of 84㎡ exclusive area.
In line with this brand value, the ‘C2 House,’ a lifestyle-customized residential platform unique to ePyeonhansesang, will be applied. The C2 House features a flexible structure with only the minimum load-bearing walls remaining, allowing residents to freely change the layout of their homes, reflecting recent consumer trends.
It is also said to have scarcity. According to Real Estate R114 data, there are only two complexes in Tanhyeon-myeon with a total of 1,080 units, and no new complexes have been supplied since ‘Yuseung Ambroise 2 Complex,’ which was supplied in June 2003.
It is also noteworthy that the complex is supplied in a non-regulated area of the metropolitan area, where scarcity remains high. If a subscription savings account has been held for more than 12 months, not only the head of the household but also household members qualify for first-priority regardless of home ownership, and there are no restrictions on re-winning. Additionally, since there are relatively many units allocated by lottery, it is expected to be a good opportunity for applicants with low subscription scores.
ePyeonhansesang Heyri is currently operating a housing exhibition hall, and move-in is scheduled for May 2025.
