In November, Dongtan Eoullim Familier and Dongtan Summa Desiang to be unveiled in Dongtan 2 New Town's last special planning district, New Residential Culture Town

- Prime location at the heart of a complex residential living zone in Sinjugowonhwa Town with views and convenient living facilities

Interest in Dongtan New Town, the largest new town in southern Gyeonggi Province, is increasing. This is because improved transportation conditions are expected to make travel to Seoul and other metropolitan areas more convenient.


In fact, a portion of the GTX-A line is scheduled to open in 2024, and the Dongtan Urban Railway (tram) section from Byeongjeom to Dongtan 2 New Town (planned) is also expected to open in 2027.


Development in Dongtan New Town has been progressing smoothly as planned, with many residential complexes already occupied. Currently, in Dongtan 2 New Town, development of the Shin Residential Culture Town, the last housing district among seven special planning zones, is underway.


As the largest residential town in Dongtan 2 New Town, the Shin Residential Culture Town is being developed on a site of 3,368,000㎡ (1,018,820 pyeong) in the Dongtan Shindong area, transforming into an emerging residential area expected to house about 17,000 households.


The Shin Residential Culture Town is characterized by its nature-friendly urban design. Amid the prolonged COVID-19 pandemic, the number of consumers seeking nature has increased, and parks and green spaces account for 38% of the entire district area, attracting significant attention. Various neighborhood parks are planned around Sinrichon Stream, which runs through the district, and Wangbaesan 3rd Park (planned) located in the central area.


In particular, the Sinrichon waterfront park is expected to enhance the future value of surrounding complexes. Complexes near the waterfront park tend to have higher prices due to the premium on waterfront views.


An industry insider said, “Emerging residential areas in the region offer both residential convenience and future value, so demand remains steady. Among these, complexes with excellent locations are expected to have stable price appreciation, so we recommend thoroughly researching before purchasing a home.”


Meanwhile, a large-scale branded complex is about to be supplied in the core location of the Shin Residential Culture Town, which is set to become an emerging residential area in Dongtan 2 New Town. The Taeyoung Construction consortium will launch ‘Dongtan Eoullim Familier’ (A106BL) and ‘Dongtan Summa Desiang’ (A107BL) in the Shindong area of Hwaseong City, Gyeonggi Province, this November.


Dongtan Eoullim Familier will consist of 9 buildings ranging from 3 basement floors to 20 above-ground floors, with units sized 84 to 99㎡, totaling 640 households. Dongtan Summa Desiang will have 10 buildings from 2 basement floors to 12 above-ground floors, with units sized 99 to 109㎡, totaling 616 households. Together, the two complexes will form a large-scale development with a total of 1,256 households.


The complexes are located in the central area of the Shin Residential Culture Town, the last special planning district in Dongtan 2 New Town, offering excellent living conditions. To the north are Hwaseong Sangnok Golf Club and Giheung Country Club, while to the south lie Sinrichon Waterfront Park and Wangbaesan 3rd Park. Notably, being close to the largest green space in Dongtan New Town allows residents to enjoy a pleasant living environment, attracting inquiries from those seeking healing and relaxation, according to sales officials.


Additionally, single-family housing lots within the Shin Residential Culture Town are located near the complexes. These areas will feature block-type houses and townhouse complexes, which have already proven popular with high competition rates. The single-family housing lots showed remarkable competition rates of 68:1 for BD2 block, 82:1 for BD3 block, and 85:1 for BD4 block in recent sales, which is expected to positively influence interest in Dongtan Eoullim Familier and Dongtan Summa Desiang.


Convenience facilities such as E-Mart Traders Dongtan Branch, Lotte Department Store Dongtan Branch, Nonghyup Hanaro Mart Dongtan Branch, Hyundai City Outlet Dongtan Branch (planned), and Homeplus Hwaseong Dongtan Branch are accessible. Moreover, community facilities covering 8,662㎡ and sports facilities spanning 7,385㎡ are being developed, allowing residents to enjoy various sports and cultural amenities.


Dongtan Eoullim Familier and Dongtan Summa Desiang also boast excellent educational environments. The complexes are located in a quadruple school zone with planned kindergarten, elementary, middle, and high schools nearby. As the school district develops, additional educational facilities are expected, making the area highly preferred by parents seeking safe school routes for their children.


Dongtan Station on the SRT line, located about a 10-minute drive from the complexes, is also scheduled to serve the GTX-A line (planned), further improving accessibility to Seoul. Using the SRT, it takes only 17 minutes to travel from Dongtan Station to Suseo Station. Additionally, residents can access the metropolitan area and nearby regions via Sinri IC and Dongtan IC on the Second Ring Expressway (Hwaseong-Gwangju) and the Gyeongbu Expressway by car.


A real estate official in the Dongtan area said, “Since Dongtan Eoullim Familier and Dongtan Summa Desiang are developed in a housing district, the price ceiling system will be applied, offering more reasonable prices compared to other complexes, which has already generated many inquiries. Especially, as supply in Dongtan New Town is limited and over 88% of the units exceed 85㎡, those interested are advised to act quickly.”


Meanwhile, the model homes for Dongtan Eoullim Familier and Dongtan Summa Desiang are scheduled to open in November.
