- Benefiting from development such as Subway Line 1 Jungangno Station area and Daejeon Urban Convergence Special Zone
One of the major factors that buyers consider when purchasing an apartment is the brand. This is because the brand name alone guarantees quality and directly affects asset value.
In fact, 90% of real estate buyers believe that the brand influences apartment prices and value formation. According to data released by Zigbang in May this year, a survey was conducted over two weeks with 1,143 users of their application. When asked, "How much do you think the apartment brand influences the formation of apartment value (price)?", 87.4% of respondents answered "It influences," 8.0% said "Average," and only 4.6% said "No influence."
Also, in the first half of this year, 4 out of 10 first-priority subscription accounts were concentrated in the top 5 construction companies by construction capability evaluation. Analyzing data from the Korea Real Estate Agency's subscription home, in the first half of this year, 744,227 first-priority subscription accounts were submitted for 64,544 households in 184 general supply complexes nationwide, recording an average competition rate of 11.53 to 1.
Among these, the top 5 construction companies in the 2022 construction capability evaluation?Hyundai Engineering & Construction, Samsung C&T, DL E&C, POSCO Engineering & Construction, and GS Engineering & Construction (hereinafter referred to as the 5 major construction companies)?supplied 23 complexes with a total of 13,966 households, receiving 306,709 first-priority subscriptions, resulting in an average competition rate of 21.96 to 1 (excluding consortiums). This is evaluated as consumers focusing on brand apartments recognized for their technical skills and reputation based on construction capability, while being cautious in a real estate market with weakened buying sentiment.
As such, the construction industry cannot ignore brand reputation. In the apartment brand reputation survey conducted monthly by the Korea Corporate Reputation Research Institute through big data analysis, Hillstate ranked first in September 2022. This marks a record of 42 consecutive months at number one.
Meanwhile, a major brand high-rise apartment, "Hillstate Seonhwa The Wise," is scheduled to be launched in November in the Seonhwa-dong area of Jung-gu, Daejeon Metropolitan City. Hillstate Seonhwa The Wise will be developed with 5 buildings ranging from 5 basement floors to 49 above-ground floors, with a total of 851 households ranging from 84㎡ to 174㎡ in exclusive area, all composed of medium to large-sized units with high scarcity value.
Hillstate Seonhwa The Wise is within walking distance of Jungangno Station on Daejeon Subway Line 1. Using Jungangno Station on Line 1, it takes about 5 minutes to reach Daejeon Station (subway, KTX·SRT Gyeongbu Line), just one stop away. A new station, Jungchon Station, on the Chungcheong Regional Metropolitan Railroad is planned near the project site, and once the second phase of the Chungcheong Regional Metropolitan Railroad (planned) is confirmed, it will connect Sintanjin to Cheongju Airport, further enhancing transportation convenience.
The Seonhwa-dong area in Jung-gu, Daejeon, where the complex is located, is expected to transform into a new residential-commercial complex town as about 3,000 high-rise apartment households, including those scheduled to move in, form the skyline. With a maximum height of 49 floors above ground, the complex is expected to lead the skyline as a landmark in the Seonhwa-dong area.
It has the advantage of high future value as it is adjacent to the Seonhwa District and Daejeon Station District, designated as the Daejeon Urban Convergence Special Zone project area. The total project area reaches approximately 1.24 million square meters, equivalent to about 170 soccer fields, and since it is modeled after the second Pangyo Techno Valley, it is expected to create quality jobs by concentrating development and corporate support to attract companies and talent. Additionally, complex infrastructure such as residential and cultural facilities will be expanded to create a high-density innovation space.
Right in front of the complex is the Daejeoncheon Stream, providing scenic views and a pleasant living environment. A river green new deal project with a budget of 350 billion KRW is underway, promising waterfront views of the beautiful scenery of Daejeoncheon from residents' homes.
Excellent educational environment and convenience facilities are also strengths. Nearby are prestigious school districts including Seonhwa Elementary School, Chungnam Girls' Middle and High School, Daeseong Middle and High School, and Bomun Middle and High School, and the Dunsan-dong academy district is easily accessible. Dunsan-dong is known as "Daejeon's Daechi-dong" due to its large-scale academy district ranging from major entrance exam academies to arts and special-purpose high school preparation.
Costco and Homeplus are located near the complex, and it is close to Daehung-dong Culture Street, Dunsan, and Tanbang-dong commercial districts, enabling convenient living.
