The real estate market is shrinking due to interest rate hikes and economic recession. According to the Korea Real Estate Board, the nationwide transaction price change rate in August was -0.51%, with Gyeonggi Province experiencing a larger decline of -0.71%. Within Gyeonggi, Gwangju (-1.24%) saw the steepest drop, followed by Osan (-1.22%), as well as Yongin City (-0.66%) and Hwaseong City (-1.12%), which includes Dongtan, both of which had previously shown resilience in real estate.


While the entire Gyeonggi region generally showed a downward trend, some areas attracted attention by recording an increase in transaction prices. These were Yeoju City (0.24%) and Icheon City (0.20%).


In fact, Yeoju and Icheon, along with nearby Yangpyeong County, are considered a troika region leading the northern Gyeonggi market due to numerous development prospects and high future value. Not only general apartments but also premium prices on pre-sale rights worth tens of millions of KRW are still being formed in these areas, even as negative premiums appear nationwide, showing strong performance despite the difficult market conditions.


According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, the 'Yangpyeong Humanville River Park Urban' with a net area of 84㎡, which was pre-sold in Yangpyeong, Gyeonggi, for around 300 million KRW, was traded at 411.75 million KRW in September, forming a premium of over 30 million KRW. The 'Yangpyeong Humanville Central City' with a net area of 74㎡ was also transacted at a price 26.7 million KRW higher than the pre-sale price at the end of August.


The same applies to Yeoju in Gyeonggi. The 'Yeoju Station Kumho Eoullim Vertis' with a net area of 84㎡, pre-sold in Gyodong, was traded in September at 378.22 million KRW, 34.42 million KRW higher than the pre-sale price. In the same month, the 'Yeoju Station Centreville Triniche' with a net area of 76㎡ was also transacted at 378.20 million KRW, 24.20 million KRW higher.


An industry insider said, "The common factors in Yangpyeong, Yeoju, and Icheon are abundant regional development prospects and affordable pre-sale prices, leaving room for price increases compared to the metropolitan area." They added, "These areas are non-regulated zones, making it easier for both homebuyers and investors to access."


Among these, Yangpyeong's value is expected to rise even more. With various development projects planned, its high future value stands out. First, the Yangpyeong-Hwado section of the Seoul Metropolitan Area 2nd Ring Expressway is scheduled to open by the end of this year, and the Yangpyeong-Icheon Expressway is under construction aiming for completion in 2026. Additionally, the Seoul (Songpa)-Yangpyeong Expressway has passed the preliminary feasibility study and is planned to open in 2031, while the expansion project of Local Road No. 88 from Gwangju (Toechon) to Yangpyeong is progressing rapidly.


Consequently, 'Yangpyeong Gongheung3 Humanville Atelier,' supplied by Ilsin Geonyeong in Yangpyeong-eup, Yangpyeong-gun, Gyeonggi Province, is attracting attention. It is located in Yangpyeong, where premiums are maintained, and pre-sale rights can be resold six months after purchase, leading to many inquiries. Especially, with an affordable pre-sale price in the 400 million KRW range, which is rare in the metropolitan area, and various financial benefits offered, there is high interest from real buyers aiming to secure a home.


Moreover, Yangpyeong Gongheung3 Humanville Atelier boasts excellent infrastructure in transportation, education, and convenience facilities within Yangpyeong. It is a station-area complex located within 1 km of Yangpyeong Station on the KTX and Gyeongui-Jungang Line. Using Yangpyeong Station, it takes about 20 minutes to Seoul (Cheongnyangni Station) by KTX and about 50 minutes by the Gyeongui-Jungang Line.


Yangpyeong Elementary School is within walking distance, and Yangpyeong Kindergarten, Yangil Middle and High School, and Yangpyeong Middle and High School are nearby. Adjacent to the complex is Lotte Mart, and within walking distance are the bus terminal, Hanaro Mart, Mega Mart, Hi-Mart, as well as Yangpyeong County Library, Yangpyeong Town Office, Yangpyeong County Office, Yangpyeong Hospital, and Yangpyeong Mulmal Market, making access convenient.
