[Asia Economy Reporter Kim Hyemin] The Seoul Metropolitan Government announced on the 12th that it has selected the areas around Samgakji, Gaebong, and Gildong Stations as new target sites for the station area revitalization project.
The station area revitalization project is an initiative aimed at promoting three-dimensional and complex development centered around Seoul's station areas. Private developers can increase project feasibility by changing land use zones, while the public sector can secure half of the increased floor area ratio for living service facilities and public rental facilities.
Since launching a pilot project around Gongneung Station in 2019, the city is currently implementing a total of 23 projects across 21 stations. The ongoing station area revitalization projects include plans for public facilities such as sports facilities, kids cafes, and youth training centers. Additionally, in consultation with district offices, the city plans to prioritize the expansion of local essential facilities such as childcare centers for infants, children, and adolescents.
Jo Namjun, Director of the Seoul Urban Planning Bureau, stated, "As the number of target sites gradually increases, public interest and expectations are also rising. Through high-density mixed-use development, we aim to revitalize the stagnant station areas and do our best to secure local essential facilities so that socially vulnerable groups are not excluded from urban activities and facility use."
