Bid Challenge for Redevelopment Project with 'Hannam Summit'
Daewoo E&C, participating in the redevelopment project bid for Hannam 2 District in Yongsan-gu, Seoul under the name 'Hannam Summit,' announced on the 7th that it has separately proposed the '118 PROJECT' along with an alternative design (within a minor modification range) to the original plan.
The most noticeable change is in the layout and height of the complex. Daewoo E&C completely revised the ㄷ, ㄹ, ㅁ-shaped main building arrangement of the original design, drastically reducing the building coverage ratio from the original 32% to 23%.
Additionally, based on the '2040 Seoul Urban Basic Plan,' the design was adjusted to 21 floors, which is 7 floors higher than the original plan's maximum of 14 floors.
The 2040 Seoul Urban Basic Plan eliminates the uniform height standards across Seoul and stipulates that specific floor counts will be determined by committee review considering local conditions, aiming to create diverse skylines. Seoul City plans to finalize the plan by the end of the year after gathering opinions from various sectors.
For households larger than 84㎡, an unprecedented design provides one private elevator per household, along with planning a total of 4,797 pyeong of high-end luxury community facilities.
The terrain, previously segmented into seven levels, will be flattened and integrated into three levels, creating a large central plaza of approximately 3,600 pyeong, which will be connected to various themed gardens within the complex.
All households are oriented southward and designed with at least four bays to allow cross ventilation, and the number of units with views of the Han River, Yongsan Park, and Namsan has increased by 438 compared to the original plan.
A Daewoo E&C official stated, "After long-term collaboration and understanding the needs of the union members, we have finally unveiled the 118 PROJECT. We are perfectly prepared from permits to construction conditions and will satisfy the union members with the complex’s exterior that will dominate the Han Riverfront and unprecedented project conditions."
