Recently, knowledge industry centers equipped with dormitories have become popular. In particular, complexes featuring premium dormitories with specialized designs attract more attention in the sales market. Their value increases even more when located in areas with excellent access to Seoul. This is because knowledge industry centers close to Seoul offer the convenience of commuting anytime according to one’s schedule, enabling a live-work integration.
The currently available ‘Signature Gwanggyo Phase 2’ knowledge industry center is notable not only for its dormitories provided with specialized designs but also for its excellent accessibility to Seoul via the Shinbundang Line and superior road networks.
Hanwha Construction is supplying ‘Signature Gwanggyo Phase 2’ on an urban support facility site within the Gwanggyo residential development district. The complex covers a site area of 7,968.30㎡ with 4 basement floors to 10 above-ground floors, totaling a gross floor area of 32,191.80㎡.
The dormitory, built separately from the knowledge industry center as an annex building, consists of a total of 57 units ranging from 39 to 98㎡ of exclusive area. All unit types feature a high ceiling height of 2.4m, and some types offer a living room ceiling height of 5.5m with a mezzanine, balconies and terraces, and even pantries. On-site lifestyle convenience facilities such as lounges, unmanned parcel lockers, and coin laundries are also provided, and residents can use community facilities and neighborhood living facilities within the knowledge industry center.
Additionally, all dormitory unit types are designed with balconies on 2 to 4 sides, ensuring excellent natural lighting and ventilation. Another highlight is the provision of a ‘Shared Factory.’ Exclusive to dormitory residents, the shared factory offers self-storage spaces to facilitate convenient storage for residents.
‘Signature Gwanggyo Phase 2’ boasts excellent public transportation. By using Sanghyeon Station on the Shinbundang Line within walking distance, residents can reach the Gangnam area of Seoul in about 30 minutes. In May, the Shinbundang Line extension connecting Sinnonhyeon, Nonhyeon, and Sinsa stations was opened, and the extension project for the Homaesil section is scheduled to begin construction next year, further enhancing the transportation network.
The complex also features a wide-area transportation network. It is adjacent to Sanghyeon IC on the Yongin-Seoul Expressway, Dongsuwon IC on the Yeongdong Expressway, Singal JC on the Gyeongbu Expressway, and Poeun-daero (National Road 43), making it easy to travel throughout the metropolitan area.
‘Signature Gwanggyo Phase 2’ incorporates specialized designs. Most units have balconies, and some units feature balconies on 2 to 4 sides along with terrace spaces, maximizing the area exposed to the outdoors.
A Signature Garden that brings natural light down to the second basement floor has been created for a comfortable resting environment. The building is designed in a rectangular shape to maximize the natural surroundings of Maebongsan Mountain and Gasan Stream. The lobby is planned to be three stories high (from basement level 2 to ground level 1), creating a grand and well-lit premium space. Additionally, various spaces such as rooftop gardens, plazas, and resting gardens are planned to provide comfortable and relaxing areas.
The ‘Signature Gwanggyo Phase 2’ knowledge industry center showroom is currently open.
