HL D&IHalla Co., Ltd. opened the model house for ‘Incheon Jakjeon Hallabivaldi’ today (30th) and announced that the subscription schedule will begin with a special supply on October 11.


‘Incheon Jakjeon Hallabivaldi,’ planned to be built in the Gyeyang-gu area of Incheon Metropolitan City, consists of 4 buildings ranging from 2 basement floors to 29 above-ground floors, with a total of 340 units: ▲173 units of 84㎡ (exclusive area) Type A ▲13 units of 84㎡ Type B ▲25 units of 84㎡ Type C ▲53 units of 84㎡ Type D ▲54 units of 84㎡ Type E ▲22 units of 98㎡ Type A.


The subscription starts with a special supply on October 11, followed by first priority for residents of Incheon Metropolitan City on the 12th, and for the metropolitan area (residents of Seoul and Gyeonggi-do) on the 13th. Winners will be announced on the 21st, and official contracts will be signed over three days from November 2 to 4. The expected move-in date is October 2025.


Gyeyang-gu, Incheon, where the complex is located, is a non-speculative overheated district. Unlike speculative overheated districts where the 100% point system applies to units under 85㎡ exclusive area, here 75% point system and 25% lottery system apply; for units over 85㎡, instead of 50% point system and 50% lottery system, 30% point system and 70% lottery system apply. This increases the chances of winning for one-homeowners and holders of one pre-sale right, making it an excellent opportunity for low-point non-homeowners as well as those who have given up on subscriptions to own a home.

‘Incheon Jakjeon Hallabivaldi’’s biggest strength is its lower price compared to surrounding market prices in Gyeyang-gu, a high-price management area. Recently supplied apartments in Bupyeong-gu and Namdong-gu, Incheon, had prices exceeding 600 million KRW for the 84㎡ type, but all units in ‘Incheon Jakjeon Hallabivaldi’ are priced below 600 million KRW, making it eligible for the government-supported mortgage loan product, Bogeumjari Loan. With fixed interest rates in the high 3% to low 4% range, it is unaffected by loan regulations and interest rate hikes, and DSR is not applied. Borrowers with annual incomes from 70 million KRW up to 100 million KRW can also qualify, making it attractive to real demand buyers.
