Ulsan's New Apartment Featuring a Complex Transfer Center and High-End Community
The Ulsan Ulju living area is planned to establish itself as a ‘new growth hub.’ In January, Ulsan Metropolitan City announced the ‘Ulsan 2040 Plan’ for the city’s growth and development over the next 20 years. According to the ‘Ulsan 2040 Plan,’ Ulsan has set detailed strategies centered around five major goals: △future new industries △creative culture △inclusive welfare △super-regional hub city △green safety.
Ulsan City stated that the western area, Seoul-san, will be developed as a hub for industrial innovation growth in the Yeongnam region; the northern area as the Haeoreum super-regional self-sufficient hub; the southern area as an industrial and tourism hub; and the central area as a regeneration project hub.
In particular, the city has set a long-term goal to develop the area around KTX Ulsan Station into Ulsan’s second downtown. Ulsan City also revealed that the creation of a complex specialized district around the KTX station is expected to generate a production inducement effect of 1.8 trillion KRW and create 8,300 jobs.
Accordingly, the living infrastructure around the KTX Ulsan Station area is improving. In April, the Ulsan Exhibition & Convention Center opened, and with the future establishment of a complex transfer center, a complex shopping mall, and hotels, the area is expected to become a new center of Ulsan.
As Ulju-gun attracts attention as Ulsan’s new growth hub, ‘Ulsan KTX Woobang IU Shell First,’ being sold by SM Woobang, is also gaining popularity.
‘Ulsan KTX Woobang IU Shell First,’ planned to be located in the Ulju-gun area of Ulsan, is designed with 4 buildings ranging from 5 basement floors to 26 above-ground floors. The apartment units range from 84 to 114㎡ with 344 households, and officetel units range from 70 to 84㎡ with 161 rooms, totaling 505 units. The apartment parking space ratio is 1.49 spaces per household, providing ample parking. The basement 1 parking floor height is 3 meters, allowing delivery and school vehicles to enter, making the complex car-free on the ground level for a pleasant and safe environment.
‘Ulsan KTX Woobang IU Shell First’ boasts excellent transportation conditions. It is a station-area complex within walking distance to the planned complex transfer center and KTX Ulsan Station. The surrounding area has National Roads 35 and 24, Seoul-san IC, and Eonyang JC, providing an excellent vehicle traffic network.
High-end, premium community facilities are also designed to offer residents a convenient living environment. Facilities include a small library, multipurpose room, moms’ desk, cafeteria, and residents’ meeting room. Fitness, GX room, and golf practice range are also included. Notably, with 1.5 pyeong (approximately 5 square meters) per household dedicated to a large community space, residents can enjoy a comfortable and spacious lifestyle.
Additionally, systems such as IoT, security-enhanced CCTV for children’s playgrounds, contactless unmanned parcel delivery, elevator call, smart notifications, one-pass system, parking control system, solar power facilities, and underground parking ventilation facilities are provided to ensure safety and a smart environment.
This apartment is located on public land, so the price ceiling system applies, making it highly popular among actual buyers.
Moreover, the educational and residential environments are excellent. Nearby are Samnam Elementary School, Eonyang Middle School, and Eonyang High School, and the area is rich in living infrastructure with the Taehwa River waterfront walking trail and Dohoso Neighborhood Park.
Meanwhile, the model house for Ulsan KTX Woobang IU Shell First is scheduled to open in October.
