[Asia Economy Reporter Kim Hyemin] Development regulations in the area around Gangnam-daero Bangbang Intersection in Seocho-dong, Seoul will be eased.


On the 23rd, the Seoul Metropolitan Government held the 5th Urban and Architectural Joint Committee Delegated Subcommittee and announced on the 25th that it had approved amendments to the district unit plan area and district unit plan decision for the 1342 area of Seocho-dong.


This area covers 82,031㎡ around Gangnam-daero Bangbang Intersection and corresponds to the Gangnam downtown area under the 2030 Seoul Basic Urban Plan.


The city designated the residential area behind the KEPCO Art Center as a special planning possible zone to secure poor infrastructure and prepare management measures for aging residential areas. The area behind Gangnam-daero, which had limitations in performing urban functions due to small lots and dense neighborhood living facilities, was also designated as a special planning possible zone to allow for large-scale development.


Accordingly, the residential area behind the KEPCO Art Center can be upgraded from Type 2 General Residential Area to Type 3 General Residential Area, and the area behind Gangnam-daero can be upgraded from Type 3 General Residential Area to Semi-Residential Area.


Along Hyoryeong-ro, reflecting the increase in floating population, street activation uses were introduced, and living service facilities such as parking lots were expanded.


At the same time, the city also approved amendments to the 'Onsu Station District Unit Plan Area' covering Onsu-dong and Oryu-dong in Guro-gu (approximately 550,000㎡).


Specifically, changes include modifying the special planning zone within the district unit plan area, allowing the construction of apartment complexes along Gyeongin-ro, abolishing lot plans to activate private development, and changing height plans considering the station area.


A Seoul city official said, "With the establishment of this new district unit plan, Gangnam-daero and Hyoryeong-ro areas will become more vibrant," adding, "We also expect development around the Onsu station area to be activated."
