Areas with large urban parks and surrounding complexes have been maintaining steady popularity in the housing market. Analysis suggests that the demand for "comfort" has increased due to changes in residential living trends caused by COVID-19 lasting over two years, leading to rising property values.
In fact, regions with large-scale parks within the city continue to see consistent price increases in the housing market. According to KB Real Estate time-series data, Gangbuk-gu in Seoul, where the large-scale park known as 'Buk Seoul Dream Forest'?a Seoul landmark?is located, saw apartment prices rise by 36.60% from January 2020, when COVID-19 first occurred in Korea, to the present (August 2022), surpassing the Seoul average increase of 31.68% during the same period.
In the metropolitan area, regions with large parks also showed steady growth. For example, Yeongtong-gu in Suwon City, home to Gwanggyo Lake Park, experienced a remarkable 51.82% increase in apartment prices during the same period. Ansan City, which includes Ansan Citizen’s Park, Hwarang Amusement Park, and Siwha Lake, also recorded a 51.63% rise.
The trend is similar in provincial areas. In Busan, Haeundae-gu, centered around the natural environment of Haeundae and various waterfront parks, showed a 54.60% increase over the past two years, significantly exceeding the Busan average of 28.49%. Small and medium-sized cities also followed suit, with Gumi City, home to the large-scale Saemaeul Movement Theme Park, showing a 22.32% increase.
Interest in complexes located near large urban parks is also considerable. These complexes are especially competitive in subscription applications, often closing with first-priority applications. For instance, 'Pohang Xi The Ocean,' launched in Pohang City last February and adjacent to Yeongildae Beach and Hwanho Park, attracted attention and closed first-priority applications with an average competition rate of 124.02 to 1. Last month, 'Hillstate Macroen' in Changwon City, located near Daesang Park, also finished first-priority subscriptions with a triple-digit competition rate of 105.32 to 1.
An industry insider stated, “Due to the COVID-19 situation lasting over two years, preferences for comfortable residential environments have greatly increased, making large urban parks a key factor in determining the value of regions and complexes in the housing market. Additionally, large urban parks inherently come with various surrounding infrastructure facilities, offering excellent living conditions, so their popularity is expected to continue for some time.”
Meanwhile, in Gumi City, 'e-Pyeonhansesang Gumi Sangmo Trivenue,' scheduled for sale in September, is attracting attention for its location near a large-scale park.
e-Pyeonhansesang Gumi Sangmo Trivenue is a complex supplied in the Sangmo District, a key residential area behind the Gumi National Industrial Complex.
