There is a growing demand for spacious parking spaces in the housing market. This is due to the frequent occurrence of parking issues escalating into conflicts between neighbors.
In particular, these disputes often do not end as minor disagreements but frequently lead to incidents and accidents. These are generally caused by inconveniences from double parking due to a lack of parking spaces or accidents such as 'door dings' caused by narrow parking spaces.
Given this situation, complexes that secure wider parking spaces compared to their surroundings and have a higher number of parking spots relative to the number of households are receiving strong preference from buyers.
In fact, in March, ‘Shinyoung Jiwel Unjeong New Town’ in Paju, Gyeonggi Province, was praised for securing a generous 1.55 parking spaces per household. It attracted 13,487 applicants for 365 units (excluding special supply) in the first priority subscription, recording an average competition rate of 36.95 to 1 and closing all types.
An industry insider said, “As the number of vehicles per household increases and the preference for large cars rises, securing spacious parking spaces is becoming a factor that enhances the competitiveness of complexes. Since it directly increases satisfaction during actual residence, it will be an even greater competitive advantage in a market focused on real demand.”
Meanwhile, an apartment offering the largest parking space in the region is drawing attention in Nonsan, Chungcheongnam-do. The protagonist is ‘Nonsan I-Park,’ supplied by HDC Hyundai Development Company in Daegyo-dong Won, Nonsan-si, Chungcheongnam-do, in September.
‘Nonsan I-Park’ is planned to be built with 7 buildings, ranging from 2 basement floors to 24 floors above ground, totaling 453 households with exclusive areas of 84 to 158㎡. By exclusive area, it includes ▲84㎡A 151 units ▲84㎡B 146 units ▲84㎡C 82 units ▲106㎡ 71 units ▲152㎡PH 2 units ▲158㎡PH 1 unit, featuring mid-to-large sized units and Nonsan’s first penthouse floor plans with terraces, attracting interest.
‘Nonsan I-Park’ literally applies a wider, more comfortable, and more pleasant parking system. Approximately 40% of the parking spaces are expanded to 2.6m wide and 5.2m long, securing more than 10% above the legal standard of 30%, reducing worries about door dings. With 1.37 parking spaces per household, it offers the largest parking capacity among apartments in Nonsan, which is expected to reduce parking conflicts.
The overall well-designed layout is also a point of pride. All units are mainly oriented south to maximize lighting and ventilation. It offers the highly preferred 4Bay 'plate-type' floor plan, 2-sided open 'tower-type' floor plan, and Nonsan’s first 'terrace-type penthouse,' broadening choices for buyers. The first priority subscription eligibility requires applicants to be household heads aged 19 or older residing in Nonsan-si, Chungcheongnam-do, Daejeon Metropolitan City, or Sejong Special Self-Governing City (priority given to Nonsan residents), owning no home or only one home, and with no record of winning another housing subscription in the past 5 years for all household members. Additionally, applicants must have been subscribed to a housing subscription savings account for more than 24 months and meet deposit requirements by region and area.
