In the pre-sale rights trading market, a clear trend of concentration on complexes with excellent living conditions is being observed.
According to an analysis of pre-sale rights transactions over two months from July to August this year based on actual transaction data from the Ministry of Land, Infrastructure and Transport, most of the top 10 complexes with the highest number of pre-sale rights transactions nationwide were found to have one-stop locations with educational and living conveniences.
‘Hillstate Monteroi’ located in Yongin-si, Gyeonggi-do, which recorded the highest number of pre-sale rights transactions at 711 during this period, is situated within the Mohyeon (Wangsan) urban development project area. It is planned to be equipped with abundant living infrastructure within the district, with planned sites for elementary and middle schools located close to the complex, and conveniently accessible commercial areas already established within a 1.5 km radius.
Additionally, ‘Gumi Wonho Xi The Foret’ in Gumi-si, Gyeongsangbuk-do, located between the Wonho and Munseong districts, benefits from the living infrastructure established in both districts and is noted for its one-stop location near Wonho Elementary School. This complex recorded 243 pre-sale rights transactions.
Other complexes with active pre-sale rights transactions include ‘Hillstate Hwanho Park 2 Block’ in Pohang-si, Gyeongsangbuk-do, which boasts proximity to large marts, department stores, general hospitals, and Jukdo Market, as well as being near Haemaji Elementary School, with 76 transactions. Also, ‘The Sharp Geochang Porciel 2nd Phase’ in Geochang-eup, Gyeongsangnam-do, which has dense infrastructure and excellent living conditions, and is close to Geochang Daeseong High School and Geochang High School?both nationwide autonomous schools?as well as Arim Elementary School, recorded 51 pre-sale rights transactions.
Industry experts attribute the large presence of complexes with one-stop locations among the top pre-sale rights transaction complexes to the real estate market being reorganized around actual demand. A real estate specialist explained, “In line with the nationwide real estate downturn, the market is being reshaped around actual demand. Accordingly, in the pre-sale rights trading market, one-stop locations with excellent living conditions are receiving many choices from buyers.”
In particular, these one-stop complexes with active pre-sale rights transactions are also leading the local apartment sales markets. According to actual transaction data from the Ministry of Land, Infrastructure and Transport, from July to August this year, the highest-priced apartment traded in Cheoin-gu, Yongin-si, was ‘Hillstate Monteroi,’ which had the highest number of pre-sale rights transactions during this period. A 185㎡ unit in Block 1 of this complex was traded for 1.7863 billion KRW on the 17th of last month.
Furthermore, in Gumi, Gyeongsangbuk-do, ‘Gumi Indong Haneulchae Dearban 2nd Phase’ and ‘Wonho Xi The Foret,’ which ranked within the top 10 nationwide for pre-sale rights transactions with 62 and 243 transactions respectively, were traded at 593.33 million KRW (109㎡, August) and 582.04 million KRW (114㎡, July), respectively, both ranking as the highest-priced apartments in the region during this period.
Accordingly, among newly supplied pre-sale complexes available in non-regulated areas where pre-sale rights trading is possible, complexes with rare one-stop locations are attracting buyers’ attention.
‘Geojedo Hanshin The Hue,’ the first ‘Hanshin The Hue’ brand complex introduced by Hanshin Engineering & Construction in Geoje-si, Gyeongsangnam-do, is a representative complex boasting differentiated one-stop location conditions with excellent educational and living environments.
Naegok Elementary School is located right in front of the complex, enabling safe commuting for students. It also has excellent educational environments with Daewoo Elementary School, the only private elementary school in Geoje-si, and the prestigious Geoje Middle and High Schools nearby. Additionally, within a 1.5 km radius, there is a cluster of commercial and convenience facilities including marts, banks, hospitals, and academies, highlighting the living conditions.
The proximity to workplaces is also excellent. Okpo National Industrial Complex, where Daewoo Shipbuilding & Marine Engineering’s Okpo Shipyard is located (with over 30,000 employees), is about a 5-minute drive away. Furthermore, Jukdo National Industrial Complex, home to Samsung Heavy Industries Geoje Shipyard (also with over 30,000 employees), is reachable within about a 10-minute drive.
Geojedo Hanshin The Hue is being developed in the Ajou-dong area. It consists of 6 buildings ranging from 2 basement floors to 25 above-ground floors, with a total of 547 apartments of 84㎡ and 99㎡ exclusive areas. The units are mainly medium to large-sized types preferred by buyers, with 157 units of 84㎡A, 122 units of 84㎡B, 123 units of 84㎡C, 72 units of 99㎡A, and 73 units of 99㎡B.
Geojedo Hanshin The Hue will accept second-priority subscription applications on Monday, September 5. The announcement of successful applicants will be on Wednesday, September 14, and contract signing for successful applicants will take place over three days from Tuesday, September 27 to Thursday, September 29.
