Busan's Transformation Led by Industrial Complex Revitalization Project Gains Spotlight as a Prime Development Beneficiary with Excellent Location and Outstanding Marketability Praised
The knowledge industry center ‘Pentaflex Metro,’ being developed in the Sinpyeong-dong area of Saha-gu, Busan, is attracting attention as a beneficiary of major development projects planned throughout Busan.
‘Pentaflex Metro’ is a knowledge industry center securing a prime location in Saha-gu, Busan, and is expected to greatly benefit from the ongoing industrial complex structural advancement and large-scale renovation projects in the Busan area. Additionally, as the second project following the knowledge industry center ‘Pentaflex Busan,’ it has earned favorable reviews by securing a prime location right above Dongmae Station on Subway Line 1.
Earlier in May, Busan City announced a plan to invest 8.6796 trillion KRW to create an innovative industrial complex where industry, environment, and people coexist. The goal is to lead future new industries by establishing customized industrial complexes. To this end, Busan City has formulated a plan to create an urban-type convergence and complex industrial complex to build an ecosystem for future growth industries, and based on this, plans to simultaneously promote the large-scale renovation and clustering of existing industrial complexes.
The industrial complex renovation project promoted by Busan City is divided into a total of 32 projects, with a confirmed budget of 1.0691 trillion KRW. Through this project, the Noksan National Industrial Complex, selected simultaneously as a hub industrial complex and a smart green industrial complex, along with related complexes such as Sasang Industrial Area, Sinpyeong-Jangnim Industrial Complex, and the related Jisa area, will be developed into a smart logistics-linked smart green mobility core materials-parts-equipment (SoBuJang) hub complex.
Moreover, Busan City recently announced the ‘2nd Eco Delta City’ development plan, investing 6.4 trillion KRW in the area west of Gimhae Airport to complete a connected city linking the entire Gangseo-gu north to south. Through this, the western Busan area will be developed as the center of the Busan-Ulsan-Gyeongnam (Bu-Ul-Gyeong) mega city, aiming to foster the western Busan region as a global hub similar to Gangnam in Seoul.
In particular, Saha, Sasang, Eco Delta City, and Myeongji-Noksan industrial clusters, located at the core areas of the Busan industrial complex renovation project, are expected to become key hubs of Busan’s development axis depending on the project.
‘Pentaflex Metro’ is gaining spotlight as a knowledge industry center expected to greatly benefit from the large-scale development projects planned across Busan.
Furthermore, it boasts excellent accessibility by being located in an ultra-close, ultra-prime location directly above Dongmae Station on Subway Line 1. Upon exiting the subway, one can enter the building immediately. Additionally, there is a bus stop right in front of the building, providing outstanding convenience for public transportation users. Given the nature of knowledge industry centers, easier access to public transportation facilitates workforce supply and is convenient for tenants and visitors alike.
The public transportation network is expected to become even more diverse. According to urban railway network expansion plans, the Sasang-Hadan Line (scheduled to open in 2024) and Hadan-Noksan Line (scheduled to begin construction in 2026) are planned, enabling convenient subway access to Busan New Port, Eco Delta City, and Myeongji District upon completion.
Vehicle access is also convenient. The location of ‘Pentaflex Metro’ is the greatest beneficiary of Busan’s metropolitan transportation, with various metropolitan transportation networks nearby. The Busan Coastal Circular Road is located within one minute by car, and highway access via Sasang IC and Myeongji IC is excellent. Notably, the Jangnim Underpass, which will complete the Busan Coastal Circular Road network, is scheduled to open by the end of this year. Once opened, it will enable travel to major Busan areas such as Centum, Busan Station, Busan New Port, and the planned Gadukdo New Airport within 30 minutes.
What makes the ‘Pentaflex Metro’ knowledge industry center stand out is not only its excellent location. Various specialized designs introduced through ‘Pentaflex Busan’ are fully reflected.

First, two large loading docks are planned on the vehicle entry floor, and large freight elevators (3.5 tons / 2 units) connecting up to the 15th floor will be installed to facilitate inter-floor logistics movement. A door-to-door drive-in system allowing vehicles to access directly in front of each unit for easy loading and unloading will be introduced up to the 8th floor. A wide 8.9m straight ramp will be applied, making vehicle movement within the complex convenient. Two-way traffic is possible even for 2.5-ton trucks. The floor height is designed at 5.4m, providing good space utilization. Additionally, modular section offices of small sizes will be supplied from the 9th to 15th floors, which is considered suitable for startups and small businesses of various industries.
Various support facilities enhancing tenant convenience are also planned within the complex. Diverse commercial facilities for convenience will be located in the ultra-prime street-type shopping area. Tenants of ‘Pentaflex Metro’ can also reduce financial burdens. Interest-free loans are provided for the entire interim payment, and only 10% of the contract amount is required until move-in. Long-term low-interest loans of up to 70% to 80% of the sale price are available, and tenants are free from tax burdens. According to current laws, tenants can receive tax reduction benefits such as a 50% reduction in acquisition tax and a 37.5% reduction in property tax.
