In recent years, as apartment prices in Seoul have surged, officetels in the metropolitan area with excellent accessibility to Seoul have gained great popularity.


According to data analyzed by the Citizens' Coalition for Economic Justice based on KB Real Estate market information, the price of apartments in Seoul has increased by 940 million KRW per household over the past 18 years, and the period for non-homeowners to purchase their own home has extended to 36 years. For a 30-pyeong (approximately 99㎡) apartment, the price rose from 340 million KRW in January 2004 to 1.28 billion KRW in May this year, an increase of about 3.8 times. In 2004, it was possible to buy a home in Seoul by saving an entire salary for 18 years without spending a penny, but now it takes 36 years of saving a salary to afford one.


Although rising interest rates have caused Seoul apartment prices to slow down, they still remain high.


Especially this year, with a sharp decrease in the supply of small apartments, officetels have become even more popular. In the first quarter of this year, the nationwide officetel competition rate was 10.5 to 1, with 42,356 applications for 4,018 units.


The subscription competition rate for officetels with excellent accessibility to Seoul was even fiercer. In April, the officetel "Deogeun DMC Aileen's Garden Central," supplied in Deogyang-gu, Goyang-si, Gyeonggi Province, recorded an average competition rate of 43.41 to 1, with 9,117 applications for 210 units.


An industry insider said, "As transportation networks such as subways expand and geographical gaps narrow, there is no longer a need to pay expensive housing costs to live only in Seoul," adding, "Officetels near Gimpo Gold Line stations are popular among young people because they allow travel to Seoul within 20 minutes and have well-established various living infrastructures."


The officetel "Pungmu Station Park Truel," supplied by the Gimpo Urban Management Corporation near Pungmu Station on the Gimpo Gold Line, is also attracting high interest from buyers. This officetel, located at Block 5, Lot 1 of Pungmu 2 District, Gimpo-si, Gyeonggi Province, consists of 215 officetel units and 24 neighborhood living facilities, ranging from basement level 4 to ground level 10, with exclusive areas of 21 to 48㎡.


The greatest advantage is its excellent transportation conditions. The complex allows fast access to Seoul and major metropolitan areas via the Metropolitan Area 1st Ring Expressway, Gimpo-daero, Olympic-daero, and Gimpo Hangang-ro. Residents can also use Pungmu Station to reach Gimpo Airport Station, just two stops away, where they can transfer to subway lines 5 and 9 and the Airport Railroad to access major Seoul business districts such as Magok, DMC, Yeouido, Gwanghwamun, and Gangnam.


Additional transportation networks are also planned. Recently, the newly elected mayor of Gimpo has taken the initiative to build new transportation networks in Gimpo City, accelerating the Seoul Subway Line 5 extension to Gimpo and Geomdan (Hangang Line) project, which has been included as an additional review project in the 4th National Railroad Network Plan. Furthermore, a 2.8 trillion KRW project to construct the Gyeyang-Ganghwa Expressway is underway, aiming for completion by 2031.


"Pungmu Station Park Truel" offers a pleasant living environment. Residents can use E-Mart Traders right next to the complex, and Homeplus and CGV cinemas are within walking distance. The proximity to natural environments is also a benefit. Seonsu Park and Saejangteo Park are located right nearby, and natural green spaces such as Jangneung Mountain Trail and Gyeyangcheon Stream provide excellent opportunities for light walks, exercise, and leisure activities.


Nearby, the Pungmu Station Area Urban Development Project is underway. This area is also planning the construction of the "Inha University Gimpo Medical Campus" and a university hospital, which is expected to secure demand from related workers in the future. In February, Gimpo City signed a Memorandum of Agreement (MOA) with Inha University and Inha University Hospital to accelerate the development of the Gimpo Medical Campus.
