Non-Regulated Area Namyangju with GTX-B, 'Maseok Station Geukdong Starclass The First' Opens on August 26

This month, ‘Maseok Station Geukdong Starclass The First’ is preparing to launch a super-station-area complex near Maseok Station in Namyangju City, the planned site for the metropolitan area express railroad GTX-B.


According to the Ministry of Land, Infrastructure and Transport’s announcement of the basic facility plan for the private investment project section, the projects for the private investment sections ‘Incheon National University Entrance~Yongsan’ and ‘Sangbong~Maseok’ aim to start construction in 2024, with the preferred negotiator to be selected by the end of this year and the implementation agreement to be signed by the end of 2023.


Once the Gyeongchun Line is completed at Maseok Station, it will secure a double station-area location. The ‘Maseok~Cheongnyangni’ section will be shared by the Gyeongchun Line and the Jungang Line, which is expected to reduce travel time not only within the metropolitan area but also to surrounding cities and provinces.


The area around Maseok Station is expected to benefit from transportation development projects such as the GTX B line as a core axis and the Metropolitan Area 2nd Ring Expressway. After completion in 2030, accessibility to downtown Seoul from eastern and western metropolitan areas such as Namyangju and Incheon is expected to improve significantly. Crosswise travel to Seoul’s central business district will be shortened to within 30 minutes, with approximately 27 minutes expected from Namyangju Maseok Station to Seoul Station.


Furthermore, if the Gyeongchun Line, Gyeongui-Jungang Line, GTX-B line construction project, and Line 9 extension plan to Namyangju are all realized, Namyangju City is expected to become the local government with the most extensive metropolitan railroad network in the metropolitan area.


‘Maseok Station Geukdong Starclass The First,’ cited as a direct beneficiary area of Namyangju’s transportation development, is being developed in Hwado-eup, Namyangju City, a non-regulated area, with 138 households in buildings up to 25 floors above ground and 4 floors underground. The exclusive area consists of 59m² Type A (92 households) and 59m² Type B (46 households).


Hwado-eup, a non-regulated area, allows resale from six months after the winning date and benefits from relaxed loan regulations (LTV up to 70%).


The complex is designed mainly with slab-type, south-facing units (except some units), providing excellent lighting and views. It features a 3-bay cross-ventilation structure and a highly preferred layout to enhance residential convenience.


Nearby are large shopping malls such as Lotte Mart and Hanaro Mart, and well-equipped living convenience facilities including hospitals, Garion Outlet, Hwado Sports and Culture Center, and Lotte Cinema. Songrasan and Cheonmasan mountains are located in the background, making it an eco-friendly forest area.


Additionally, educational institutions such as Maseok Elementary, Maseok Middle, Simseok Elementary, Simseok Middle, and Simseok High School are nearby, offering excellent convenience for households with children. Among these, Simseok High School offers special admissions for rural areas to universities, which is in high demand among parents.


The area is close to Hwado IC, allowing quick access to the Seoul-Yangyang Expressway. When using a private car, access to major business districts in Seoul, including Jamsil, as well as regional central cities, is convenient.


Meanwhile, ‘Maseok Station Geukdong Starclass The First’ plans to open a model house.
