D'Unique Gangdong Twenty-First, Capturing Gangdong New Luxury, Model House Opens on the 19th

The high-end officetel ‘D-Unique Gangdong Twenty-First’ will open its model house on the 19th and officially begin its sales schedule.

D-Unique Gangdong Twenty-First is an officetel located in Gil-dong, Gangdong-gu, Seoul, consisting of 63 officetel units and 7 live offices with exclusive areas ranging from 28 to 84㎡, along with neighborhood living facilities, spanning from 3 basement floors to 20 floors above ground. Since it is under 100 units, resale of the sales rights is allowed. It has attracted attention from investors and actual users even before the model house opened. The project is entrusted to Wizbros Co., Ltd., with Wellitz Co., Ltd. handling business operations, Daemyung Twenty-One as the construction company, and Gansam Architects & Associates as the PM company.

Embracing the Future Value of Gangdong-gu with Abundant Development Benefits such as Redevelopment Projects, Transportation Networks, and Industrial Complex Formation

Gangdong-gu, Seoul, where D-Unique Gangdong Twenty-First is located, is expected to undergo significant changes due to various development benefits including redevelopment projects, transportation network improvements, and industrial complex formation.

First, redevelopment projects such as the Dunchon Jugong reconstruction, known as the largest reconstruction since the founding of Korea, and the Cheonho Redevelopment Promotion District and Seongnae Redevelopment Promotion District centered around Cheonho-daero are underway. As a result, the areas of Cheonho-dong and Seongnae-dong, which had many old houses and commercial buildings, are expected to transform into emerging residential towns, greatly improving the residential environment.

According to Gangdong-gu Office, once these development projects are completed, the population of Gangdong-gu, currently 461,000 as of June, is expected to increase to about 540,000 in 2024 and approximately 600,000 by 2030.

Transportation network expansion projects are also in full swing. In March last year, Gangil Station opened with the extension of Seoul Subway Line 5, and construction is underway on the Amsa-Guri-Byeollae section of Subway Line 8, scheduled for completion next year. Additionally, the fourth phase extension of Line 9 is also underway, making Gangdong-gu the only autonomous district in Seoul where extensions of Lines 5, 8, and 9 are simultaneously progressing.

Growth as a self-sufficient city is also progressing smoothly. The Godeok Biz Valley, being developed over an area of 234,523㎡ in the Godeok-dong area, completed the supply of self-sufficient facility sites last year, and new construction is currently underway on 15 lots. Approximately 150 companies are expected to move into Godeok Biz Valley, including a complex shopping mall for distribution and sales, office facilities, research and development centers, and public offices. Notably, IKEA is scheduled to open here in 2024, marking its first store in Seoul.

Trendy Residential Features Including Concierge Service, Private Spaces, and Top-Floor Penthouses

D-Unique Gangdong Twenty-First applies concierge services found in high-end Gangnam officetels along with unique and trendy specialized designs.

First, the concierge services at D-Unique Gangdong Twenty-First include breakfast, laundry, pet care, life care services, and a secretary service operated by SL Platform (formerly Socio Living), a residential service specialist company.

Moreover, the concierge services are also available to companies occupying the 7 live office units, which is expected to attract significant interest from CEOs. For small businesses such as one-person companies, which often find it difficult to establish systematic management and welfare systems due to their small scale, D-Unique Gangdong Twenty-First offers various concierge services including secretary services that assist with work. Notably, residents can enjoy these conveniences simply by moving in without the need to establish separate management systems, and it is expected to further enhance work efficiency.

The design for effective space utilization is also noteworthy. The 57㎡ exclusive area with a 2-room layout features a ‘ㄷ’-shaped kitchen, a wide dressing room, and a pantry, providing apartment-level space planning suitable not only for single or two-person households but also for newlyweds or families with children.

The top-floor penthouse offers a duplex design and provides an open feeling that allows residents to overlook the cityscape at a glance.

A representative from the sales agency TH Solution stated, “D-Unique Gangdong Twenty-First offers rare designs and marketability in Gangdong-gu, which is undergoing transformation due to various development benefits. Additionally, since it is under 100 units, resale is possible, leading to continuous inquiries from buyers. We will ensure the construction is carried out so that residents can take pride in living in a high-end officetel.”
