DL Construction and DL E&C are jointly building ‘e-Pyeonhansesang Bupyeong Station Central Park,’ which has attracted attention with high-score subscription accounts. The project is highlighted as a large branded complex located in a central area close to already completed infrastructure, drawing a large number of high-score applicants.
According to the Korea Real Estate Board’s subscription homepage on the 18th, the highest subscription score for ‘e-Pyeonhansesang Bupyeong Station Central Park,’ whose winners were announced that day, reached 68 points. This top winning score of 68 points was recorded in the 59㎡A exclusive area, which is close to the maximum score of 69 points that a family of four can achieve by fully meeting the criteria for non-homeownership period and subscription account duration.
An industry insider stated, “The project attracted strong interest from actual buyers as it is a branded large complex with excellent product quality located in the well-equipped central area of Bupyeong. With the future opening of the GTX-B line, accessibility to Seoul is expected to improve, which seems to have drawn many high-score demanders anticipating future value.”
Located in Bupyeong-dong, Bupyeong-gu, Incheon Metropolitan City, ‘e-Pyeonhansesang Bupyeong Station Central Park’ will consist of 13 buildings ranging from 2 basement floors to 30 above-ground floors, with a total of 1,500 households sized between 39 and 84㎡. Among these, 457 households sized 49 to 59㎡ are available for general sale, mainly composed of small units preferred by buyers.
In the previous subscription application, 1,329 applicants competed for 219 general units excluding special supply, recording an average competition rate of 6.07 to 1.
The location conditions are also excellent. Within a 1km radius of the complex, there are kindergartens, elementary and middle schools, an administrative welfare center, large marts, outlets, Bupyeong Station underground shopping mall, Bupyeong Culture Street, and Catholic University Incheon St. Mary’s Hospital. The Bupyeong South Sports Center, which will feature various sports facilities, is scheduled to be completed in the second half of this year.
The triple station transportation network is another advantage. Currently, Bupyeong Station (a transfer station for Seoul Metropolitan Subway Line 1 and Incheon Subway Line 1) and Dongsu Station (Incheon Subway Line 1) are within walking distance. In the future, the GTX-B line of the metropolitan area express railroad is planned to stop at Bupyeong Station, enabling quick access to major business districts such as Yeouido, Yongsan, and Seoul Station.
Specialized designs unique to ‘e-Pyeonhansesang’ are applied throughout. Security sensors are installed on the lower and top floors, and a vehicle license plate recognition system is set up at the complex entrance to efficiently control unauthorized external access. High-resolution 2-megapixel CCTV cameras enhance residents’ safety. The ‘Smartphone One Pass’ system is also implemented, allowing automatic opening of the main entrance and elevator calls simply by carrying a smartphone.
Various community facilities befitting a large complex are planned. Indoor golf practice rooms, lounge cafes, fitness centers, and business rooms will be available within the complex to support residents’ convenience.
The complex is designed as a car-free zone on the ground level, enhancing safety for young children. A daycare center, favored by young parents, is planned within the complex, along with three children’s playgrounds and a separate playground for toddlers. An indoor playground will also be created, allowing children to play regardless of weather conditions.
Additionally, tree-lined streets such as Maple Tree Road and Ipop Tree Road, which evoke a strong sense of the seasons, are planned throughout the complex. The central plaza will feature a themed garden with a lawn yard and water features, contributing to a pleasant living environment for residents.
‘e-Pyeonhansesang Bupyeong Station Central Park’ will accept document submissions from the 19th (Thursday) to the 26th (Friday), with formal contracts conducted over four days starting the 29th (Monday). Move-in is scheduled for January 2025.
