[Asia Economy Reporter Noh Kyung-jo] Hanshin Engineering & Construction announced on the 19th that it will sell units in 'Ulsan Grand Park Hanshin The Hue,' located at 836-3 Sinjeong-dong, Nam-gu, Ulsan.


Ulsan Grand Park Hanshin The Hue consists of three buildings ranging from three basement floors to 31 above-ground floors, comprising 302 apartments, 27 officetels, and neighborhood living facilities. The apartments are supplied by exclusive area as follows: ▲62㎡ 107 units ▲72㎡ 27 units ▲84㎡ 168 units. The officetels have a single exclusive area of 84㎡. The complex features a highly preferred 4-bay slab-type design and is mainly oriented southward.


The Nam-gu district of Ulsan, where the complex is located, is known as the 'Gangnam of Ulsan' due to its high residential preference. It is densely populated with public institutions such as Ulsan City Hall and courts, and various infrastructures for residential, business, and commercial purposes are already established. In addition, urban maintenance projects including redevelopment (B-07·B-08) are underway nearby, and new apartment supply is active, centered around Ok-dong and Sinjeong-dong.


The residential environment is a 'park zone' with Ulsan Grand Park (approximately 3.64 million㎡), Taehwa River National Garden, Yeocheon Stream, and Seonam Lake Park. The educational environment includes schools within walking distance such as Cheongsol Elementary School, Wolpyeong Elementary School, Hakseong Middle School, Hakseong High School, and Ulsan Girls' High School, with the Ok-dong academy district also nearby.


For living infrastructure, there are shopping facilities such as Hyundai and Lotte Department Stores, Ulsan Up Square, and large marts including Lotte Mart and Homeplus. Cultural infrastructure includes Ulsan Culture & Arts Center, CGV, Lotte Cinema, and medical facilities such as Ulsan Central Hospital and Ulsan Hospital.


The transportation network allows convenient access throughout Ulsan via Suam-ro, Jungang-ro, and Samsan-ro, and easy highway entry and exit through Ulsan IC and Munsu IC. The Donghae Line metropolitan railway's Taehwagang Station, KTX Ulsan Station, Ulsan Express Bus Terminal, Ulsan Intercity Bus Terminal, and Ulsan Airport are also easily accessible. As part of transportation network expansion, Ulsan Urban Railway Tram Line 1 is planned to connect Taehwagang Station and Shinbuk Rotary. Once opened, a new station (tentatively named Station 107) will be established near the complex.


The sale price is set at an average of 21 million KRW per 3.3㎡. A sales official stated, "Since it is located in the core area of Nam-gu, which is emerging as the residential center of Ulsan, there was high anticipation from buyers even before the sale. It is expected to be popular as it consists of highly preferred small to medium-sized units and offers a one-stop lifestyle."


Applications will begin with special supply on the 29th, followed by first priority for the relevant and other areas on the 30th and 31st, and second priority on September 1st. Winners will be announced on September 7th, with official contracts taking place from the 20th to the 22nd. Move-in is scheduled for August 2025.
