Captivating All Ages, 'Detached Houses' and 'Hillstate Yangju Okjeong Patio Foret' Now Available for Contract

Recently, as demand for detached houses has increased due to changes in lifestyle, urban detached houses that combine residential comfort, convenience, and spaciousness are gaining popularity.

This change is largely influenced by COVID-19. With social distancing measures extending the time spent at home, interest in houses that reflect one's own lifestyle rather than just serving as a simple living space has grown.

In addition, while detached houses were previously mainly sought after by retirees or wealthy individuals, the recently introduced detached houses are often located in convenient urban areas such as metropolitan housing sites and feature ample service spaces like terraces, gardens, and lofts, attracting younger buyers in their 30s and 40s.

For example, families can personalize their space by installing a swimming pool or tent for children in the garden to enjoy outdoor activities, hosting barbecue parties on the terrace, or creating a home theater or office for remote work in the attic, tailoring the space to their unique lifestyle.

Due to this popularity, the market prices of detached houses located in metropolitan housing sites have been steadily rising. Consequently, interest in detached houses is also increasing in the sales market. In May of this year, the ‘Hillstate Yangju Okjeong Patio Foret’ supplied in the Okjeong district of Yangju, Gyeonggi Province, recorded a competition rate of up to 18 to 1 during a two-day online application period on its official website. Similarly, the detached house ‘La Poste’ supplied in Sejong City last December showed a high average competition rate of 38 to 1.

An industry insider said, “Recently, detached houses that allow residents to enjoy various outdoor activities at home, escaping the cramped urban and apartment life, are attracting strong interest among buyers. Especially those located in metropolitan housing sites offer a pleasant living environment and convenient infrastructure without the burden of commuting to Seoul, so they are expected to remain highly popular.”

As detached houses attract diverse buyer groups, the ‘Hillstate Yangju Okjeong Patio Foret,’ currently under contract in the Okjeong district of Yangju New Town, Gyeonggi Province, is also enjoying popularity.

Hillstate Yangju Okjeong Patio Foret is a block-type detached housing complex located in blocks B5 to B10 of the Okjeong district in Yangju New Town, Gyeonggi Province, consisting of 809 units in three exclusive-use types: 84㎡C, 84㎡I, and 84㎡L. It features a loft structure from the 1st to 3rd floors, and community facilities span from the basement level 1 to the 2nd floor above ground.

This complex is regarded as a smart single property in the heart of Okjeong district. It is surrounded by Dokbawi Park, Seondol Park, and Okjeong Ecological Forest Park, with Okjeong Central Park and Okjeong Sports Park nearby. Elementary, middle, and high schools are close, and the academy district within 700 meters of the central commercial area offers an excellent educational environment. The central commercial district includes a cinema and various restaurants and convenience facilities. Large marts and shopping malls such as E-Mart, Lotte Mart, and LF Square are also nearby, enhancing living convenience.

Additionally, the nearby metropolitan area’s 2nd Outer Ring Expressway (planned) and the Seoul Subway Line 7 extension (planned) are expected, and notably, the GTX-C line, a key keyword in the real estate market, is planned, promising high future value.

Hillstate Yangju Okjeong Patio Foret offers the advantage of having the main living space on the 1st floor, unlike typical detached houses where privacy is often exposed. The design focuses on a private lifestyle with the master bedroom and living room on the 2nd floor. Furthermore, each unit provides parking for two cars, with one electric vehicle charging station per unit, eliminating parking concerns.

The complex will feature approximately 1,600 pyeong (about 5,500㎡) of total area, comparable to large apartment complexes, with 33 diverse community facilities planned. These include a multipurpose gymnasium, private swimming pool, shared office, children’s sports classes, equipment Pilates, golf club, and fitness center.

The Hillstate Yangju Okjeong Patio Foret model house is currently hosting a Summer Festival, offering various events and giveaways to visitors every weekend until the end of August.
