Hanwha Forena Cheonan Asan Station, Popular for Diverse Community Facilities
Since COVID-19, lifestyle changes have been occurring. As housing patterns diversify, there is a growing trend of shifting attention from apartments to residential lodging facilities and other options.
With high subscription score cutoffs making it difficult for single- and two-person households or newlyweds to enter the subscription market, they are choosing officetels and residential lodging facilities that offer differentiated services as alternative products to apartments. Residential officetels and lodging facilities, which are as luxurious as apartments and equipped with hotel-level community amenities, are popular because residents can enjoy rest and hobbies within the complex.
Moreover, locations adjacent to subway stations or metropolitan railway lines, expected to become landmarks in their areas, are recognized for their high product value and attract significant interest in the sales market.
At the end of last year, the high-end officetel "St. Regis Yeondong" in Yeondong, Jeju City, recorded an average subscription competition rate of 219 to 1, with a peak of 256.9 to 1, thanks to community facilities specialized with terrace designs and concierge services. It was mainly composed of two-room types preferred by demanders, and its excellent design, including terrace specialization, attracted attention for its suitability for actual residence.
The residential lodging facility "Hillstate Lagoon in Terrace Phase 2" also recorded an average subscription competition rate of 45.2 to 1 and a peak of 93.5 to 1, with 52,590 applicants for 1,164 units. It drew high interest due to advantages such as open terraces, an infinity pool, jogging courses, and views of Siwha Lake.
A sales official stated, "Residential lodging facilities equipped with various community amenities offer an environment comparable to apartments, and since they are subject to the Building Act rather than the Housing Act, they are not counted as housing units and are relatively free from tax and loan regulations. Therefore, complexes with good locations and high potential to become local landmarks are enjoying great popularity."
Hanwha Construction is currently selling remaining units of the landmark apartment "Hanwha Forena Cheonan Asan Station" in Baebang-eup, Asan City, Chungcheongnam-do. It is being sold as a residential lodging facility and commercial facility with 1,162 units across three buildings, ranging from 99 to 154㎡ in exclusive area, from basement level 5 to ground level 70.
It is so close to Cheonan Asan Station (KTX·SRT) and Asan Station (Line 1) that they are separated by just one road, and nearby amenities include Galleria Department Store Center City Branch, E-Mart (Pentaport Branch), E-Mart Traders (Cheonan Asan Branch), CGV Cheonan Pentaport, Yonggok Park, Jisan Sports Park, and Jangjaecheon Lake Park, providing excellent livability.
"Hanwha Forena Cheonan Asan Station" is expected to become a super high-rise landmark in the region, symbolized by its status as the tallest building in the Chungcheong area at 70 floors, featuring hotel-style lobbies for each building including a 70th-floor sky lounge in Building A, cafes, kids’ rooms, business centers, fitness centers, golf training centers, saunas, and other first-class hotel-level community facilities.
Currently, some remaining units of medium to large sizes ranging from 99 to 126㎡ are being sold on a first-come, first-served basis. No subscription savings account is required for first-come, first-served unit designation contracts, with a first deposit of 10 million KRW, 50% interest-free intermediate payments, and resale allowed.
A sales official said, "This complex perfectly combines transportation, living infrastructure, and development prospects. From the demanders’ perspective, they can enjoy top-class services while staying, and from investors’ perspective, stable rental income can be expected, so a full sell-out is imminent."
