Gumi Indong Haneulchae The Urban 2nd Phase Popularity Due to Large Corporation Investment

This month, LG Innotek signed an investment agreement to invest 1.4 trillion KRW by 2023 to install a new production line at its domestic base production site in Gumi, attracting concentrated investments from leading Korean conglomerates such as Samsung, LG, and SK in Gumi City. As a result, the Gumi National Industrial Complex, which once thrived as the center of the domestic textile and electronics industries, is expected to transform into a hub of advanced industries, ushering in a second heyday.


In fact, Samsung Electronics announced investment plans earlier this year for its Gumi plant, which includes ultra-high-speed communication semiconductors such as 5G and 6G communication modems. Additionally, Samsung Electronics plans to expand youth employment by supporting innovative startups and smart factories in the Gumi area.


SK Siltron also decided in March to make a large-scale expansion investment in the Gumi area. As the only domestic semiconductor silicon wafer manufacturer, SK Siltron will invest about 1 trillion KRW over the next three years to build a new 300mm wafer factory on a 42,000㎡ site in Gumi 3 Industrial Complex.


LG Chem is also investing approximately 500 billion KRW to expand the world’s largest cathode material plant with an annual capacity of 60,000 tons in Gumi, aiming for completion in September 2024. Since LG Electronics, LG Display, and LG Innotek?three affiliates?have facilities within the Gumi Industrial Complex, LG Group is expected to directly and indirectly benefit from this large-scale investment.


As the Gumi National Industrial Complex is expected to develop into a domestic advanced industry outpost, the real estate market in Gumi City is also experiencing a positive trend. The increase in housing demand due to job creation is attracting interest from both end-users and investors. In particular, Gumi City is a non-regulated area, relatively free from tax and loan restrictions, making it an optimal investment destination.


Meanwhile, Kolon Global Co., Ltd. is currently selling ‘Gumi Indong Haneulchae Dearban Phase 2’ in Indong, a prime location boasting excellent proximity between residence and workplace in the Gumi National Industrial Complex. This complex will consist of 9 buildings, ranging from 2 basement floors to 29 above-ground floors, with 907 apartment units sized between 76 and 109㎡.


Gumi Indong Haneulchae Dearban Phase 2 recorded a high subscription rate, with 4,544 applications submitted for 776 units in the first priority round, achieving a peak competition ratio of 10.75 to 1, based on its excellent location and product quality.


The complex is located in the central living area of Indong, equipped with convenience, transportation, education, and green spaces. Residents can easily access large shopping facilities such as E-Mart, Hanaro Mart, and Indong Market, as well as various amenities including Megabox, Gumi Gangdong Hospital, Indong Administrative Welfare Center, and Gumi City Indong Library. Additionally, several schools such as Indong Elementary School, Indong Middle School, and Indong High School are nearby, along with pleasant natural environments like Majeji Ecological Park and Cheonsaeng Mountain.


The transportation environment is also excellent. Access to major cities such as Daegu, Daejeon, and Busan is convenient via National Route 33 and the Namgumi IC on the Gyeongbu Expressway. Connectivity to the entire Gumi area, including the Gangseo district and Okgae expansion complex, is good through Export Road and Gumi Bridge. Use of Gumi Station on the Gyeongbu Line and Gumi Bus Terminal is also easy, and the Daegu metropolitan railway connecting Gumi to Gyeongsan is scheduled to open in 2024, further improving transportation conditions upon move-in.


The complex’s differentiated product features are also a strength. Inside the complex, a fitness center equipped with the latest exercise machines and an indoor golf practice range that can be enjoyed regardless of weather will be established.
