- High-end Residential Facilities Offering a ‘Double’ Enjoyment of Eodeungsan Nature
The Gwangju Seonun District, located in the Seonam-dong area of Gwangsan-gu, Gwangju Metropolitan City, is transforming into Seonun New Town as various development benefits continue.
Seonun District is a residential land development area covering approximately 620,000㎡. It is geographically blessed with Eodeungsan Mountain surrounding the north and the Hwangryong River flowing to the south, offering a natural setting of a mountain at the back and water in front. Additionally, it is a transportation hub with excellent connectivity, including nearby Gwangju Songjeong Station, Gwangju Airport, and the Gwangju-Muan Expressway. Currently, about 5,000 households reside there.
Besides its excellent residential environment, Seonun District is adjacent to several industrial complexes such as Pyeongdong Industrial Complex, Sochon Agricultural and Industrial Complex, and Bitgreen Industrial Complex, creating a large demand for proximity between residence and workplace. However, the actual supply of residential complexes has been relatively limited, leaving potential residents somewhat disappointed.
Due to ongoing developments, Seonun District is expected to transform into Seonun New Town. First, the Seonun 2 Residential Land Development District, developed by Korea Land & Housing Corporation (LH), will be established right next to Seonun 1 District. This large-scale residential complex will consist of approximately 3,000 households and is scheduled for completion in July 2024. Moreover, adjacent to Seonun 2 District, the Gwangju Songjeong Station KTX Investment Leading District is planned. LH intends to invest about 594.3 billion KRW in a 560,000㎡ site, turning the area into a representative growth hub.
Through large-scale developments in the surrounding area, the Seonun District will not only have a mini new town-scale residential complex with over 10,000 households but also various benefits such as the development of large industrial complexes and the Eodeungsan Tourism Complex Development Plan, raising expectations for high future value.
A real estate expert in Gwangsan-gu, Gwangju, said, “Seonun District had abundant demand from people wanting to commute due to the presence of various industrial complexes, but the supply of new residential complexes was insufficient. Recently, with various developments underway, Seonun is undergoing a ‘complete transformation’ into Seonun New Town, leading to inquiries from both demand-side buyers and metropolitan investors for new residential products with high future value.”
Amid these development benefits, the region’s first high-end townhouse will arrive in July. The protagonist is the European-style townhouse ‘Seonun The V Levity,’ a premium residential complex where residents can enjoy the nature of Eodeungsan and the future value of Seonun District.
‘Seonun The V Levity’ is located in the Seonam-dong area of Gwangsan-gu, Gwangju Metropolitan City, right next to Honam University. It consists of 11 buildings ranging from basement level 1 to ground level 4, with a total of 128 households sized between 84 and 198㎡.
The location conditions are also excellent. The Songjeong Station Complex Transfer Center is adjacent, making travel within and outside the region convenient. Within a 5-minute walk are Seonun Elementary and Middle Schools and Bomun High School, offering a one-stop educational infrastructure. Additionally, it is ideal for leisure and walks with Eodeungsan hiking trails and Hwangryong Riverside Park nearby. Residents can enjoy a double living zone with Seonun District and Sangmu District, making shopping, dining, and cultural facilities easily accessible, which is expected to result in high residential satisfaction.
Seonun The V Levity also boasts high product quality befitting a high-end European-style townhouse. The buildings are mainly arranged facing south, featuring a 4Bay layout and specialized duplex designs focused on medium to large-sized units. Furthermore, a ceiling height of over 2.5 meters is applied to provide an excellent sense of openness. The exterior of the complex uses premium eco-friendly materials such as limestone, and high-end finishing materials are applied inside, enhancing the completeness both inside and outside the units.
In addition, the parking ratio per household is 1.74:1, the highest in Seonun District, and a low building coverage ratio is applied to create a pleasant complex layout, further increasing product value. Community facilities for residents are also provided, allowing for superior living conditions.
Meanwhile, the model house for Seonun The V Levity is currently open.
