The prices of raw materials such as cement and rebar, which are the main ingredients for housing construction, are rising one after another, and the burden of purchasing new homes is expected to increase in the future.
According to the Korea Mineral Resources Corporation's Korea Resource Information Service, the price per ton of bituminous coal, the main raw material used for cement, soared to $250.55 in the first quarter, about three times higher than $85.96 in the same period last year. As a result, Ssangyong C&E, a specialized cement manufacturing company, decided to supply cement at 90,800 KRW per ton, a 15.2% increase from the previous price of 78,800 KRW per ton.
The price of rebar also rose from around 700,000 KRW per ton in April last year to over 1,100,000 KRW recently.
Due to these raw material price increases, it is expected to be difficult to supply housing at previous price levels. Consequently, the prices of newly built homes are likely to rise, and existing home prices may also increase simultaneously. Therefore, consumers preparing to purchase their own homes need to adopt careful strategies.
Real Estate Info Research Team Leader Kwon Il said, “Due to deteriorating profitability, housing supply is likely to slow down, which will increase the value of newly built homes. Especially as the increase in raw material costs is reflected in the supply price, the pre-sale prices will be higher than before, increasing the burden on buyers. Therefore, buyers should strategically consider factors such as product quality, location, and future value when purchasing homes.”

Yangju City, considered a major market in the northern Gyeonggi real estate market, showed noticeable changes last year.
According to Real Estate R114, the average sale price, which was around 9 million KRW in January last year, entered the 11 million KRW range in July. In fact, apartment prices in Yangju City rose about 50% compared to 2020, making it one of the steepest increases in the Gyeonggi region along with Dongducheon.
This rise is analyzed to have been greatly influenced by transportation benefits.
