Hanla Co., Ltd. will hold the first priority subscription for ‘Cheonan Buseong District Hanla Vivaldi,’ which offers ultra-station-area access to Buseong Station on Seoul Metropolitan Subway Line 1 in the northwestern area of Cheonan, on the 19th.
This complex, supplied on public land in the Cheonan Buseong District housing site, is expected to gain popularity as a new residential area in Cheonan due to its affordable sale price below market value, various development benefits, and being an “Chopuma” (an apartment complex with an elementary school within its premises).
‘Cheonan Buseong District Hanla Vivaldi,’ located in Buseong District, Cheonan, Chungnam, consists of 9 buildings ranging from 2 basement floors to a maximum of 25 floors, with a total of 654 units including ▲84㎡ Type A with 311 units ▲84㎡ Type B with 185 units ▲84㎡ Type C with 158 units.
Starting with special supply on the 18th, first priority subscriptions for residents of Cheonan for over one year will be accepted on the 19th, followed by first priority subscriptions for other areas (residents of Cheonan under one year, Chungcheongnam-do, Daejeon Metropolitan City, and Sejong City) on the 20th. The second priority subscription will be held on the 21st. Winners will be announced on the 28th, and contracts will be signed over seven days from August 9 to 15.
All units are composed of the highly preferred exclusive 84㎡ size, arranged mainly facing southwest in a complex structure that emphasizes the advantages of both slab-type and tower-type layouts. The 4Bay design ensures excellent lighting and ventilation, and Hanla explains that the exterior design elements allow for secured views. The innovative floor plan maximizes space utilization, which is also a highlight. The complex is designed as a safe area with no cars on the ground level and boasts a generous parking ratio of 1.32 spaces per unit. High-end community facilities such as a Hello Lounge and guest house will also be included.
The Buseong District, where ‘Cheonan Buseong District Hanla Vivaldi’ is located, is the center of northern Cheonan development. Covering approximately 500,000 pyeong of land, it will accommodate 2,471 households with about 5,000 residents. Combined with the nearby Seongseong District, it will form a large-scale housing site with over 10,600 households and a population of approximately 26,300, transforming into a new residential town in Cheonan.
The biggest strength of ‘Cheonan Buseong District Hanla Vivaldi’ is its transportation environment. The Buseong Station (tentative name) on Seoul Metropolitan Subway Line 1, scheduled for completion in 2026, will be located right in front of the complex. It is conveniently close to Cheonan IC on the Gyeongbu Expressway and Cheonan-Asan Station for KTX and SRT, making access to Seoul and the metropolitan area easy, as well as facilitating travel to major cities such as Daejeon, Daegu, Gwangju, and Busan. Additionally, further transportation network projects are actively underway, including the double-tracking of the Pyeongtaek-Osong KTX line, expected to be completed in 2027.
The educational environment is excellent. Within the Buseong District, educational facilities such as Budae Elementary School and Buseong Middle School are within a 5-minute walking distance. High schools including Bukil High School, Bukil Girls’ High School, Eopseong High School, and Sindang High School are also within commuting distance, and nearby universities include Kongju National University Cheonan Campus, Dankook University, Sangmyung University, Hoseo University, and Baekseok University.
‘Cheonan Buseong District Hanla Vivaldi’ offers access to the living zones of Seongseong District and Dujeong District, with large retail facilities such as Lotte Mart, E-Mart, and Cheonan Agricultural and Marine Products Wholesale Market, as well as lifestyle infrastructure like Dankook University Hospital. Existing commercial areas such as Dujeong-dong and Cheonan Terminal are also accessible.
The natural environment is also top-notch. Seongseong Lake Park, developed on an area equivalent to 74 soccer fields, has been reborn as a self-sufficient eco-friendly facility and healing cultural space through a water quality improvement project. Additionally, various neighborhood parks are planned to be developed in the surrounding area.
Development near the project site has been confirmed, including Cheonan 5th Industrial Complex and Susin General Industrial Complex, and Cheonan has a total of 13 industrial complexes such as the Northern BIT General Industrial Complex, making it an ideal residential area close to workplaces. The 84㎡ units in the nearby Seongseong District are trading in the low 600 million KRW range, and considering future development benefits, the affordable sale price compared to surrounding market prices is expected to attract genuine buyers.”
