In the real estate market, transportation benefits are considered a measure of success.


This means that the impact of transportation infrastructure on the real estate market is significant, and improved transportation networks make it easier to travel to other areas and enhance commuting conditions, making it an important factor.


In particular, knowledge industry centers are seen as a win-win because they offer convenience and cost-effectiveness in logistics movement. Since knowledge industry centers typically have a high occupancy rate of manufacturing-related businesses, smoother road traffic facilitates logistics movement, which in turn reduces logistics costs, providing a clear advantage.


In fact, among logistics cost items, reducing transportation costs has been shown to be the most efficient. According to the Ministry of Trade, Industry and Energy’s “Corporate Logistics Cost Survey,” in 2018, transportation costs accounted for the largest share at 59.5% of the logistics expenses of 1,436 companies nationwide, followed by storage costs (20.9%), logistics management costs (7.6%), packaging costs (6.7%), handling costs (4.7%), and logistics information costs (0.7%).


An industry insider stated, “Convenient transportation environments are a key factor that satisfies both companies and workers in knowledge industry centers,” adding, “The better the transportation, the more efficient logistics movement is for companies, and the more convenient the commuting routes are for workers, leading to continuous demand for occupancy by companies, making it a stable investment destination.”


As knowledge industry centers with transportation benefits are expected to attract strong interest, a large-scale knowledge industry center with significant transportation advantages near Pyeongtaek Port, the hub of Northeast Asian trade, is scheduled for sale this month.


The project is “Ocean Central Biz,” developed by Goldland J&J (developer) in Poseung-eup, Pyeongtaek-si, Gyeonggi Province (Poseung 2 General Industrial Complex).


Near the complex are key western regional expressways including the Seohaean Expressway, Pyeongtaek-Siheung Expressway, and Pyeongtaek-Jecheon Expressway, including Pyeongtaek Port, offering excellent accessibility to the southwestern metropolitan area and the Chungcheong region. Additionally, multiple wide-area transportation networks such as the Seohaeseon double-track railway Anjung Station (planned), Poseung-Pyeongtaek Line (planned), and Western Inland Expressway (planned) are set to open, further improving access to the metropolitan city center.


Moreover, the Poseung area where “Ocean Central Biz” is located is expected to see increased future value as Pyeongtaek City announced plans in its “2035 Pyeongtaek Basic Plan” to develop Poseung, Anjung, and Hyeondeok as sub-centers, assigning them international core logistics, manufacturing bases, ports, tourism, and leisure functions, which is likely to heighten demand for “Ocean Central Biz.”


The complex is adjacent to the Gyeonggi Free Economic Zone Pyeongtaek Poseung BIX, which includes advanced industrial clusters, and is close to the Pyeongtaek Automotive Cluster (planned), which will lead the future automotive industry. Furthermore, the largest automotive cargo handling hinterland at Pyeongtaek Port is under development, expected to absorb significant demand for knowledge industry centers linked to automotive content.


In addition, several industrial complexes and companies such as Poseung National Industrial Complex and Wonjeong National Industrial Complex are nearby, securing abundant hinterland demand from industrial complexes and anticipating synergy effects between companies and high future value.


“Ocean Central Biz” is constructed by Daewoo Engineering & Construction, a top-tier construction company, boasting an overwhelming scale with 2 basement floors to 40 floors above ground and a total floor area of approximately 240,000 square meters. It offers office spaces tailored to various business types including manufacturing, smart, and office types, expected to attract diverse corporate demand. Manufacturing factories are located from basement level 1 to the 4th floor, while section-type and smart factories occupy floors 5 through 39.


The 40th floor features a sky lounge, and street-type neighborhood living facilities are established from basement level 1 to the 2nd floor. The neighborhood facilities built alongside the knowledge industry center are street-facing shops adjacent to the road, maximizing visibility and accessibility.


Customized specialized designs are also notable. The floor height is constructed up to 6.9 meters, and a drive-in system allows cargo vehicles to enter directly inside without using external freight elevators. A door-to-door system that shortens loading and unloading times is applied simultaneously. An Internet of Things (IoT) office system is also provided to enhance work efficiency and convenience for employees, helping companies reduce costs and improve productivity.


Various community facilities will be provided. The complex will include multiple rest areas such as shared conference rooms, terrace gardens, a sky lounge, and a central waterfront park. Some southwest-facing units offer ocean views of the Seohae Bridge.


Meanwhile, Pyeongtaek’s “Ocean Central Biz” plans to open a sales promotion center.
