4,800 Pre-Sale Housing Units Available in Namyangju Wangsuk, Goyang Changneung, Hwaseong Taean, and More Namyangju Wangsuk2 Special Planning Zone Bird's-eye View


The Ministry of Land, Infrastructure and Transport announced on July 12 that advance applications for a total of 4,800 public pre-sale housing units will begin on July 15 in areas such as Namyangju Wangsuk, Wangsuk2, and Goyang Changneung.


The sale prices have been set at 60 to 80 percent or less of the surrounding market rates. In most areas, prices range from 300 million to 500 million won, but in Goyang Changneung (exclusive area of 84㎡), there are apartments priced around 660 million won.


By district, a total of 3,221 units will be supplied in the third phase new towns, including Namyangju Wangsuk (1,398 units), Namyangju Wangsuk2 (429 units), and Goyang Changneung (1,394 units). In the second phase new towns, a total of 1,542 units will be supplied, including Hwaseong Taean3 (632 units) and Pyeongtaek Godeok (910 units).


In the Namyangju Wangsuk district, where accessibility to Seoul is expected to improve due to planned projects such as the GTX B metropolitan express railway line and the urban railway (Gangdong~Hanam~Namyangju), a variety of unit sizes (exclusive areas of 59, 74, and 84㎡) will be available in blocks B2 (539 units), S11 (501 units), and S12 (358 units).

The estimated sale prices range from 380 million won (59㎡) to 520 million won (84㎡).


In the Namyangju Wangsuk2 district, a total of 429 units will be supplied in block A6, with estimated prices ranging from 410 million to 570 million won.


In the Goyang Changneung district, applications will be accepted for two blocks, S1 (453 units) and S4 (941 units), with estimated prices ranging from 460 million to 670 million won.


In the Hwaseong Taean3 district, which will be developed with around 3,800 units near Suwon and Dongtan New Town, a total of 632 units will be supplied in block B3, with the sale price for an 84㎡ unit set at approximately 380 million won.


For the Pyeongtaek Godeok district, advance applications will be accepted for two blocks, A19 (440 units) and A18-2 (470 units). This is the only district in this supply round that is open for applications nationwide. Sale prices are expected to range from 330 million won (51㎡) to 490 million won (84㎡).


The application period is from Monday, July 25 to Monday, August 1. Successful applicants will be announced on Thursday, August 18 and will be finally confirmed after eligibility verification.


For this round of public advance applications, applicants must meet the eligibility requirements for special or general supply as of the date of the recruitment announcement (July 15).


Of the total public sale supply, 15% is allocated for general supply, while the remaining 85% is allocated for special supply: newlyweds (30%), first-time homebuyers (25%), households with multiple children (10%), those supporting elderly parents (5%), and others (15%).


For general supply, applicants must be members of a household without a home, residing in the Seoul metropolitan area (excluding Pyeongtaek Godeok), and must be subscribers to the housing savings program.


For special supply, income requirements are as follows: newlyweds must have a monthly average income of 130% or less of urban workers (140% or less for dual-income households), first-time homebuyers 130% or less, and those supporting elderly parents or with multiple children 120% or less. Asset limits are set at 215.5 million won for real estate and 35.57 million won for vehicles.


Applications can be submitted online via the advance application website (사전청약.kr) or in person at designated on-site application centers.


Kim Susang, Director General for Housing and Land at the Ministry of Land, Infrastructure and Transport, stated, "After this supply round, new plans for public advance applications will be developed in connection with the new administration's housing supply roadmap. At the end of the year, we also plan to supply new types of public sale housing for the first time, such as youth cost-price housing, targeting young people with insufficient funds."
