Demanders in Jung-gu, Incheon City, have shown a strong preference for complexes with small to medium-sized areas.


On the 11th, an analysis of apartment sales transaction status by area over the past five years (2017?2021) by the Korea Real Estate Board revealed that among the total 10,639 apartments traded, the transaction ratio for small to medium-sized areas with exclusive use areas between 41 and less than 85㎡ reached 81.48% (8,669 units). This figure is higher than the nationwide small to medium-sized transaction ratio of 79.63% during the same period.


The real estate industry analyzes that this preference phenomenon is due to the abundant population ratio of the 30s and 40s age group in Jung-gu, Incheon City, who have strong purchasing power for housing.


According to the resident registration population by administrative district from Statistics Korea, the population of the 30s and 40s age group in Jung-gu, Incheon City, increased by 18% over five years, from only 39,812 in 2017 to 47,225 in 2021, showing an annual increase in the 30s and 40s population in the past five years within Incheon City. This contrasts with neighboring districts such as Dong-gu, Seo-gu, Namdong-gu, Bupyeong-gu, and Gyeyang-gu, where the 30s and 40s population is decreasing.


As many government offices and companies are concentrated in Jung-gu, Incheon City, the 30s and 40s population is expected to continue increasing, leading to ongoing preference for complexes with small to medium-sized areas.


In fact, Jung-gu, Incheon City, hosts various government offices linked to Incheon Port, such as the Incheon Main Customs Office, Incheon Regional Public Procurement Service, Incheon Regional Maritime Affairs and Fisheries Office, and Incheon Port Security Corporation, as well as the Jung-gu Office of Incheon City. Companies like CJ CheilJedang, Hyundai Doosan Infracore, Hyundai Steel, Dongkuk Steel, Doosan Industrial Vehicle, and industrial complexes such as Incheon General Industrial Complex, Incheon Machinery Industrial Complex, and Juan National Industrial Complex are also located there.


With the continuous increase of the 30s and 40s population in Jung-gu, Incheon City, interest is reportedly extending beyond small to medium-sized complexes to residential officetels that serve as alternatives.
