Benefits from Deregulation of Adjustment Areas 'The Sharp Primo Thrives' Inquiries Continue with Various Financial Benefits

The government announced adjustments to regulated areas through the Housing Policy Deliberation Committee on the 30th of last month. Among the total 161 regulated areas nationwide, including 112 adjusted target areas and 49 speculative overheated districts, some speculative overheated districts and adjusted target areas in local regions with relatively low housing price increases and a clear rise in unsold units will be partially lifted.


Among them, Gwangju and Jeonnam’s Yeosu, Suncheon, and Gwangyang, which were designated as adjusted target areas following the real estate price surge in December 2020, have been removed from the adjusted target areas after one and a half years. However, Gwangju will maintain its adjusted area status due to lingering effects of overheated housing prices.


This removal from the adjusted target areas is expected to inject significant vitality into the real estate market. Prompt buyers have begun searching for golden opportunities within Jeonnam. With the lifting of various regulations, they can now expect to purchase homes at reasonable prices.


In fact, prime complexes in Gwangyang, Jeonnam, which is no longer an adjusted target area, are attracting buyers’ attention. Among them, ‘The Sharp Primo Seonghwang,’ where the 2034 sale conversion price is fixed based on the 2022 market price and rental fees are frozen until 2028, is gaining attention as a reasonable option. Future sale prices are expected to rise inevitably due to the lifting of high-priced sale management zones, making this the last chance to purchase a home.


Additionally, ‘The Sharp Primo Seonghwang,’ developed as private rental housing, is exempt from DSR regulations. From July 1, with the application of the third stage of DSR, not only borrowers with loans exceeding 200 million KRW but also those exceeding 100 million KRW cannot obtain additional loans if their annual principal and interest repayment exceeds 40% of their annual income (50% for non-bank loans). However, as a private rental apartment, ‘The Sharp Primo Seonghwang’ is not subject to DSR regulations for interim payment loans and post-move-in jeonse loans. Furthermore, comprehensive real estate tax and holding tax do not apply, and both resale and sublease (with consent from the rental business operator) are allowed, attracting both actual residents and investors.


The complex is also adjacent to Jungma-dong, a core area within Donggwangyang, traditionally preferred for residential purposes in Gwangyang. Moreover, the nearby Seonghwangdo I2 District development is planned, which is expected to offer excellent living conditions of the old town and future value of the new area after completion.


The school district location also draws attention. Near the complex are educational facilities such as kindergartens, Gwangyang Gifted Education Center, Creative Convergence Education Center (planned), Seonghwang Elementary School, and Golyak Middle School (under construction). Additionally, Jungma-dong academy district and Gwangyang City Library are nearby, providing an excellent educational environment for children.


The complex will be developed in Seonghwangdo I District, Gwangyang-si, Jeollanam-do, consisting of 8 buildings ranging from 2 basement floors to a maximum of 22 floors above ground, with a total of 486 households. All units will be of the highly preferred 84㎡ single size. The types include ▲84㎡A with 400 units and ▲84㎡B with 86 units.


The Sharp Primo Seonghwang also offers excellent product composition befitting POSCO Construction’s brand reputation. The complex features themed landscaping connecting rest, play, and exercise, including Permata Garden, Sansu Garden, and a water play area, providing a pleasant residential environment. Using a smartphone app, residents can remotely control household lighting (partial), heating, gas valves, and cooling. It also enables convenient access with automatic opening of the main entrance door, elevator calls, and vehicle entry and exit.
