A large-scale commercial facility, the largest in Daegu, will be established on the site behind Dongdaegu Express Bus Terminal, located at the very center of the Dongdaegu Station area right in front of Shinsegae Department Store.


The site behind Dongdaegu Express Bus Terminal is one of the busiest areas in Daegu, serving as a transportation hub and a core commercial district, and is the last prime land remaining in Daegu’s original downtown area. Leveraging its locational advantage with concentrated metropolitan transportation infrastructure, it continues to uphold its reputation as Daegu’s only metropolitan commercial district gateway, attracting not only Daegu citizens but also residents from nearby Gyeongbuk regions such as Pohang and Gumi, as well as from Seoul and the metropolitan area.


For over 60 years, this site has played a key role in Daegu’s metropolitan transportation alongside Dongdaegu Station. The development of the 12,821㎡ site behind Dongdaegu Express Bus Terminal began with the successful launch of the duplex officetel ‘Dongdaegu Station Apellice’ in 2019. Following this, the completion of the ‘e-Pyeonhansesang Dongdaegu Station Centum Square’ apartments and commercial facilities will finalize the much-anticipated development of the express bus terminal site.


The commercial facility of ‘e-Pyeonhansesang Dongdaegu Station Centum Square,’ completing the site behind Dongdaegu Express Bus Terminal, will span approximately 28,000㎡ (contract area) across basement level 1 to the 4th floor. It will supplement the relatively insufficient commercial area compared to the explosive foot traffic around Dongdaegu Station, becoming one of the two main pillars of the core commercial district alongside Shinsegae Department Store. It is planned to be developed as a lifestyle and medical-themed street commercial facility linked with the stably operating Marriott Hotel located at the rear.


The greatest advantage of the ‘e-Pyeonhansesang Dongdaegu Station Centum Square’ commercial facility is its prime foot traffic. It boasts over 33 million annual visitors to Shinsegae Department Store, the center of Daegu’s shopping culture, KTX·SRT Dongdaegu Station which ranks second nationwide in passenger numbers after KTX Seoul Station, Dongdaegu Station on subway line 1 with the highest boarding and alighting numbers, a complex transfer center connecting all public transportation networks, Marriott Hotel, Dongdaegu Cafe Street, and Dongdaegu Food Street, altogether attracting over 50 million visitors nationwide. With the planned Daegu EXCO line making Dongdaegu Station a transfer station, the foot traffic in the area is expected to increase further.


Additionally, following the real estate regulation easing on June 30, the area has been recognized as the largest beneficiary nationwide. The Sinam-dong and Sincheon-dong areas, which have the highest number of new apartment supplies in Daegu, are expanding from foot traffic-centered commercial districts to residential life-centered commercial districts. Including households that have already moved in, those sold, and those planned for new supply, approximately 12,000 households will form a residential town, allowing ‘e-Pyeonhansesang Dongdaegu Station Centum Square’ to capture abundant local and external foot traffic as well as easily accessible residential demand.


Meanwhile, ‘e-Pyeonhansesang Dongdaegu Station Centum Square’ is also raising expectations with its brand value. The construction company is DL E&C (formerly Daelim Industrial), which has won the Consumer’s Most Trusted Brand Award nine times this year, the National Brand Award for six consecutive years, the Star Brand Award for three consecutive years, and ranked first in the 2021 Customer Preference Smart Apartment Brand Survey. The commercial facility under the e-Pyeonhansesang brand is recognized for its location, scale, and brand power, making it a comprehensive investment opportunity in commercial real estate.


A real estate official stated, “While areas like Dongseong-ro and Beomeo Intersection were previously in the spotlight, now the Dongdaegu Station area is recognized as a core commercial district, attracting investors’ attention. The site behind Dongdaegu Express Bus Terminal represents the Dongdaegu commercial district, and with the establishment of e-Pyeonhansesang Dongdaegu Station Centum Square, it will become a landmark commercial facility representing the core commercial district.”


‘e-Pyeonhansesang Dongdaegu Station Centum Square’ plans to open a promotional center soon.
