‘Daejeon Sky Jaireune,’ highly anticipated as a beneficiary of the Daejeon Station area development project, is attracting attention as it opens for sale.
The complex began special supply on the 4th and is currently conducting first-priority (local area) subscription today. Winners will be announced on July 13, followed by a four-day document submission period from July 17 to 20.
‘Daejeon Sky Jaireune’ is an apartment expected to benefit from the Daejeon Station area development project. This project covers a total area of 920,000㎡ around Daejeon Station and includes the construction of landmark residential towers, premium business hotels, and complex cultural facilities. It aims to create jobs and increase the influx of population. Upon completion, the residential environment is expected to improve significantly.
Additionally, various positive developments are planned. The Indong Station (tentative name) on Daejeon Urban Railway Line 2, scheduled to open in 2027, will be newly established and connected to the tram system. Large-scale transportation improvements, such as the Daejeon Urban Railway Line 1 extension from Daejeon Banseok Station to the Government Sejong Complex in 2029, are also lined up, promising overall enhancement of transportation infrastructure.
The expected rise in prices of newly launched complexes also draws attention to ‘Daejeon Sky Jaireune.’ Since the 1st of this month, the Housing and Urban Guarantee Corporation (HUG) has changed its standard for comparing nearby projects from complexes completed within 20 years to those completed within 10 years. Furthermore, on the 30th, the Ministry of Land, Infrastructure and Transport announced the lifting of speculative overheating zones in six cities and districts, including Daejeon. As a result, demand is turning toward currently available complexes, which may be the last opportunity before price increases in new developments.
‘Daejeon Sky Jaireune’ apartments will be built in the Dong-gu area of Daejeon, consisting of 175 units across 5 basement floors to 39 above-ground floors. All units are 84㎡ exclusive area, featuring a 4BAY layout and spacious balconies in every unit. When the balcony is extended, the space can be flexibly transformed into a dressing room or living room, allowing residents to customize their living space according to their lifestyle.
The surrounding living conditions are excellent. Nearby are Catholic University Daejeon St. Mary’s Hospital, Jungang Market, and large supermarkets, providing diverse shopping and medical facilities. Leisure facilities such as Hanbat Sports Complex and the Daejeoncheon riverside walking trail are also available, ensuring great convenience for daily life.
The transportation hub, Daejeon Station on Line 1, is located 806 meters away, offering excellent transit convenience. It provides easy access to the Seoul-Busan Gyeongbu Line KTX, Daejeon Southern Ring Expressway, Honam Line, and Gyeongbu Expressway. The wide-area transportation network also includes access to Panam IC and Daejeon IC within 10 minutes by car, making it highly favorable for commuting.
The reasonable sale price also catches the eye. For the most preferred type by actual users, the 84㎡ units on floors 10 to 19, nearby apartments less than three years old are trading in the low 600 million KRW range despite the market downturn. In contrast, this complex can be contracted for about 490 million KRW even when selecting balcony expansion and some paid options.
Meanwhile, the ‘Daejeon Sky Jaireune’ mixed-use apartment is currently operating a model house, where detailed consultations are available.
