[Asia Economy Reporter Kim Hyemin] The redevelopment of the Mugyo-dadong area in Jung-gu, located in the heart of Seoul, is gaining momentum after 49 years.
On the 29th, the Seoul Metropolitan Government announced on the 30th that the 8th Urban Planning Committee approved a revised plan for the 'Mugyo-dadong Urban Maintenance-type Redevelopment Zone District 16 Maintenance Plan Change' for the area around 130 Dadong, Jung-gu.
Since being designated as an urban maintenance-type redevelopment zone in 1973, this area has had scattered aging buildings and difficult vehicle traffic, and redevelopment projects had not progressed for 49 years. Currently, there are a total of 11 aging buildings within the target area (10 neighborhood living facilities and 1 lodging facility), with the largest being a 9-story lodging facility completed in 1970.
Accordingly, the landowners in the area proposed plans to build office facilities, officetels, and neighborhood living facilities. Reflecting the public maintenance plan established by Seoul in March, the maintenance plan was finalized to allow construction with a floor area ratio of 919.6% and a height limit of up to 90 meters.
As a result, a complex facility ranging from 5 basement floors to 20 above-ground floors will be constructed on the site (total floor area of 36,000㎡). Neighborhood living facilities accessible to the general public will be located from basement level 1 to the 5th floor, office facilities from the 6th to the 15th floor, and 18 urban-style officetels will be situated from the 16th to the 19th floor.
Additionally, an outdoor garden will be created across the entire 5th floor, and approximately 900㎡ of green space will be opened to the public. Furthermore, pedestrians will be able to move along a ramp-type pathway up to the 5th floor while enjoying views of the urban landscape. The surrounding roads will be expanded to allow fire truck access, and the nearby Dadong Park, which had been obscured by buildings, will be reconstructed along the roadside.
At the same meeting, the revised maintenance plan for the reconstruction of Miseong Apartment in 1656 Sillim-dong, Gwanak-gu, also passed review. Located near Guro Digital Complex Station on Subway Line 2, Sillim Miseong Apartment is an aging apartment complex completed in 1982. Although a maintenance plan was decided in 2010, the project had been stalled for a long time due to lack of feasibility. The revised plan, which expands the supply of public rental housing, was approved, and the current 286 households will be reconstructed into approximately 500 households, including public rental units.
