Over 110,000 Large-Scale Apartment Units Scheduled for Sale in the Second Half of the Year

[Asia Economy Reporter Hwang Seoyul] In the second half of this year’s housing market, about 60 large apartment complexes with over 1,000 units each are scheduled for sale.


According to real estate research firm Realtoday on the 28th, there are 227 apartment complexes preparing for sale in the second half of this year, totaling 201,985 units (based on total units, excluding rentals). Among these, large apartment complexes account for 65 complexes with a total of 108,837 units.


Large apartment complexes have an advantage over smaller complexes in terms of price increases. Looking at the average apartment sale price increase rates by size over the past five years (May 2017 to May 2022, based on Real Estate 114 data), the larger the complex, the higher the increase rate. Apartments with over 1,500 units recorded the highest increase rate at 93.4%, followed by ▲1,000?1,499 units at 86.35%, ▲700?999 units at 81.8%, ▲500?699 units at 78.5%, ▲under 300 units at 74.6%, and ▲300?499 units at 73.5%, in that order.


Large apartment complexes also showed strong performance in the housing market in the first half of this year. As of the 22nd, the general sale volume of large apartment complexes with over 1,000 units was 22,684 units, attracting 388,423 applicants, resulting in an average competition rate of 17.12 to 1. In contrast, apartments with fewer than 1,000 units had 39,489 units available and 357,611 applicants, with an average competition rate of 9.05 to 1. The competition rate was nearly twice as high. An industry insider stated, “Large complexes are expected to maintain steady interest as their price fluctuations are smaller during economic downturns.”

In the second half of this year, large apartment complexes will be supplied in areas such as Goyang in Gyeonggi, Bupyeong in Incheon, Seo-gu in Daejeon, and Songpa in Seoul. In June, Lotte Construction plans to sell ‘Wondang Station Lotte Castle Skyel’ in Seongsa-dong, Deogyang-gu, Goyang-si, Gyeonggi. The complex will consist of 11 buildings, ranging from 6 basement floors to 36 above-ground floors, with unit sizes from 35 to 84㎡, totaling 1,236 units. Among these, 629 units sized 35 to 59㎡ will be available for general sale.


In Bupyeong-gu, Incheon, DL Construction and DL E&C will jointly build ‘e-Pyeonhansesang Bupyeong Station Central Park,’ scheduled for sale in July. The complex will be located in Bupyeong-dong, consisting of 13 buildings from 2 basement floors to 30 above-ground floors, with unit sizes from 39 to 84㎡, totaling 1,500 units. Among these, 457 units sized 49 to 59㎡ will be available for general sale.


In Seo-gu, Daejeon, Hanwha Construction will introduce ‘Hanwha Forena Daejeon Wolpyeong Park’ in July, located in Jeongnim-dong and Doma-dong areas. The complex will consist of two complexes with 16 buildings ranging from 3 basement floors to a maximum of 28 above-ground floors, with units sized 84㎡, totaling 1,349 units.


In Songpa-gu, Seoul, DL E&C plans to sell ‘Hillstate e-Pyeonhansesang Munjeong’ in the Munjeong-dong area in September. The complex will consist of 14 buildings from 2 basement floors to 18 above-ground floors, totaling 1,265 units, with 296 units available for general sale.
