Incheon Key Project 'Nae-hang Redevelopment' Draws Attention to 'ePyeonhansesang City Hangdong Marina'

The ‘Incheon Inner Port Area 1·8 Wharf Port Redevelopment Project,’ scheduled to begin construction in 2025, is expected to proceed at an even faster pace than originally planned.


This is due to the Incheon city government, led by the newly elected mayor, expressing a strong commitment to actively participate in the project, with Incheon Urban Corporation, which has extensive experience in development projects, also being mentioned as a potential partner in the project.


Currently, the Incheon Inner Port Area 1·8 Wharf Port Redevelopment Project is being led by Incheon Port Authority as the project executor, while Incheon Urban Corporation is reportedly reviewing various methods of participation, such as equity acquisition and land exchange. The project executor, Incheon Port Authority, has shown an open stance, stating that it will consider various options if a formal proposal is received from Incheon city.


Accordingly, with the possibility of Incheon Urban Corporation participating not only in the Incheon Inner Port Area 1·8 Wharf Port Redevelopment Project but also in the Jemulpo Renaissance Project, the number one pledge of the newly elected Incheon mayor, the overall redevelopment of the Incheon Inner Port Area 1·8 Wharf and the broader Incheon Inner Port area is expected to accelerate.


In particular, the mayor-elect’s plan to develop the Incheon Inner Port area into a mid- to long-term harbor city (Harbor City) centered on history, culture, marine tourism, leisure, and culture, as well as designating the Inner Port area as an economic free zone to solve the problems of the old downtown areas of Jung-gu and Dong-gu in Incheon, is also expected to gain momentum.


If the port redevelopment project proceeds at a faster pace than before, the Incheon Inner Port area is expected to be transformed into a place equipped with five specialized districts?marine culture, complex business, open residential, innovative industry, and tourism leisure districts?comparable to Minato Mirai 21, a waterfront space created by reorganizing the area around the port of Yokohama, Japan.


The Incheon Inner Port Area 1·8 Wharf Port Redevelopment Project is currently progressing smoothly. The Incheon Customs History Museum and History Park were completed last year, laying the foundation for revitalizing the old downtown through port redevelopment. The Sangsang Platform, a complex cultural space where the inauguration ceremony of the Incheon mayor-elect will be held, is scheduled to open this year, indicating overall smooth progress of the project.


Additionally, the ‘e-Pyeonhansesang City Hangdong Marina,’ known as the residential complex behind the Incheon Inner Port area port redevelopment project, is also being supplied. This complex is expected to fulfill the previously lacking residential function in Hangdong, Jung-gu, Incheon, while also absorbing the abundant demand generated by the port redevelopment project.


‘e-Pyeonhansesang City Hangdong Marina,’ supplied by DL E&C, is a residential officetel located in Hangdong, Jung-gu, Incheon, within the Incheon Inner Port area port redevelopment project zone.


It is constructed with 4 buildings ranging from 3 basement floors to 39 floors above ground, comprising a total of 592 units with a net floor area of 82㎡ each. The complex features a rare 4-bay plate-type layout (except for some units) and high ceiling heights, specialized designs that are expected to make it a new residential complex in the Incheon Inner Port area, where residential supply has been absent since the 1990s.


Although located within the port redevelopment project zone, ‘e-Pyeonhansesang City Hangdong Marina’ will be built up to 39 floors, allowing sea views (in some units).


Moreover, to fulfill its role as a residential complex supporting the redevelopment project, it is supplied in a location where various living infrastructures within the port redevelopment project zone can be utilized, attracting attention.


Nearby public offices such as Incheon Main Customs Office, Incheon Regional Public Procurement Service, Incheon Regional Maritime Affairs and Fisheries Office, and Jung-gu Office of Incheon are located, enabling close proximity to workplaces. Educational facilities such as Sinseon Elementary School, Sinheung Middle School, and Sinheung Girls’ Middle School, as well as convenience facilities like Inha University Hospital, E-Mart, and Homeplus, are also accessible. Additionally, leisure activities can be enjoyed through waterfront natural environments such as Wolmi Theme Park, Saint Petersburg Square, and Namhang Neighborhood Park.


A bus stop adjacent to the complex serves 9 bus routes, and residents can use Sungui Station on the Suin-Bundang Line, Incheon Station and Dongincheon Station on Seoul Subway Line 1. Convenient access to Incheon, Seoul, and the metropolitan area is possible via Neunghae IC on the 2nd Gyeongin Expressway. Furthermore, with the planned construction of the Bupyeong Coastal Wharf Line tram route, transportation conditions are expected to improve, attracting more foot traffic.


‘e-Pyeonhansesang City Hangdong Marina,’ the residential complex behind the Incheon Inner Port area port redevelopment project, is not subject to the DSR (Debt Service Ratio) Phase 3 regulations effective from July, and offers a fixed first deposit benefit of 10 million KRW, reducing the financial burden on buyers.


The sale rights of this complex are not counted as housing when calculating acquisition tax, and the ‘non-homeowner’ status is maintained when applying for apartment subscriptions in the future, making it an optimal complex not only for securing a home but also for those considering investment based on the future value generated by the port redevelopment project.
