[Asia Economy Reporter Kim Min-young] DL E&C announced on the 27th that the ‘e-Pyeonhansesang Jichuk Centum Garden’ supplied in B-5 block of Jichuk District, Deogyang-gu, Goyang-si, Gyeonggi-do, received the highest number of first-priority applications in Gyeonggi Province this year.


According to the Korea Real Estate Agency’s subscription website, the first-priority subscription for e-Pyeonhansesang Jichuk Centum Garden held on the 24th attracted a total of 17,742 applicants for 103 units excluding special supply, recording an average competition ratio of 172.25 to 1.


The highest competition ratio was 189.5 to 1 for the 84㎡ A-type unit. A total of 7,959 first-priority subscription accounts were submitted for 42 units supplied. Following that, the competition ratios by exclusive area were ▲84㎡ B 179.4 to 1 ▲84㎡ C 150.4 to 1.


A DL E&C sales official said, "There was strong interest from buyers early on as this is a rare private sale in Goyang, where new apartment sales are scarce. Especially since the price ceiling system was applied, making it available at a reasonable price, and residents of the metropolitan area including Gyeonggi and Seoul were all eligible to apply, many buyers actively participated in the subscription."


In fact, the average sale price of this complex is about 18.81 million KRW per 3.3㎡ (excluding balcony expansion and additional optional items). For the 84㎡ exclusive area, it is possible to purchase a home at prices ranging from the high 50 million KRW to the mid-60 million KRW range. Additionally, the fact that it is a pre-construction sale complex with fast move-in available in October attracted the attention of actual buyers.


Moreover, the excellent product design of ‘e-Pyeonhansesang’ is also considered a factor for its popularity. All units are oriented southeast or southwest, and internal space designs with high usability such as walk-in closets, powder rooms, and large entrance pantries (in some units) were applied by type. Features such as expanded art wall areas (in some units), wide kitchen windows, and one-stop laundry zones were also applied in the C2 house type.


Meanwhile, e-Pyeonhansesang Jichuk Centum Garden, which successfully closed first-priority applications for all types, will announce winners on July 1 and conduct official contracts for four days from the 16th to the 19th. The complex will be composed of three buildings from basement level 1 to ground level 28, totaling 331 units, with move-in scheduled for October 2022.
