As apartment regulations such as loan restrictions and resale limitations tighten, real estate products targeting niche markets are gaining popularity among investors. Among these real estate products, lifestyle lodging facilities have recently attracted attention.


Unlike apartments, lifestyle lodging facilities have a low entry barrier, making them easily accessible to demanders. Anyone aged 19 or older can apply without a subscription savings account, and winners are selected by lottery. They are not counted as housing units and allow resale of pre-sale rights, which are also distinctive features.


Along with these advantages, recently, lifestyle lodging facilities equipped with high-end community facilities and hotel-style concierge services have been supplied, and a full-furnished system providing free home appliances and furniture has been applied, continuing their popularity.


In fact, lifestyle lodging facilities supplied this year recorded subscription competition rates of several tens to one. The lifestyle lodging facility 'Hanwha Forena Cheonan Asan Station,' which held subscriptions in April, received 101,045 applications for 1,162 units, recording an average competition rate of 86.9 to 1.


As the popularity of lifestyle lodging facilities rises, the supply volume is also increasing. According to the Ministry of Land, Infrastructure and Transport's Statistics Nuri, the number of lifestyle lodging facilities granted building permits nationwide last year totaled 2,633, a 13% increase from the previous year (2,330).


The market prices of already supplied lifestyle lodging facilities are also rising sharply. According to the construction industry, the 'Byeollae Station I-Park Suite (2017 supply)' near the planned GTX-B Line Byeollae Station site is currently trading at 1 to 1.3 billion KRW, up from about 440 million KRW at the time of sale, for an exclusive area of 83㎡.


The 'Hillstate Byeollae Stay One (2018 supply),' which was supplied at about 430 million KRW for an exclusive area of 84㎡, is currently trading at 1.02 to 1.07 billion KRW.


Meanwhile, GS Construction's 'Byeollae Xi The Star' Executive and Officetel II, supplied in blocks 3, 4, and 5 of the Byeollae New Town Special Planning Zone in Namyangju, Gyeonggi Province, is drawing attention.


'Byeollae Xi The Star' Executive and Officetel II will be supplied with a total of 604 lifestyle lodging units and 156 officetel units. The lifestyle lodging units range from 59 to 92㎡ in exclusive area, and the officetels are 84㎡. By block, there are ▲Commercial 3BL with 255 lifestyle lodging units and 156 officetels ▲Commercial 4BL with 184 lifestyle lodging units ▲Commercial 5BL with 165 lifestyle lodging units.


The 'Byeollae Xi The Star' Executive and Officetel II apply a full-furnished system providing essential home appliances and furniture. Appliances include a double-door refrigerator, microwave oven, dishwasher, wash tower (washer and dryer), system air conditioner, and Sysclean. For lifestyle lodging facilities, concierge services comparable to hotels such as breakfast, housekeeping, pet care, and car sharing will be provided.


Its location near Byeollae Station is advantageous for transportation. In addition to the currently operating Gyeongchun Line Byeollae Station, the planned extension of Line 8 and the GTX-B Line will make commuting to Gangnam, Yongsan, Yeouido, and other areas convenient. Additionally, subway Line 4's Byeollae Byeolgaram Station is accessible, and the metropolitan area’s 1st Ring Expressway, Guri (Sejong)?Pocheon Expressway, and Northern Arterial Road facilitate wide-area urban travel.


Various living infrastructures are also available. Nearby are E-Mart Byeollae Branch and Lotte Cinema Byeollae Branch, as well as Hyundai Premium Outlet Space One, Costco Sangbong Branch, and Guri Agricultural and Marine Products Wholesale Market.


The 'Byeollae Xi The Star' Executive (lifestyle lodging facility) allows anyone aged 19 or older to apply without a subscription savings account, is not counted as a housing unit, and permits resale. The lifestyle lodging facilities are supplied across three blocks, and applicants can apply for up to one unit per block, totaling three applications.


Applications for the lifestyle lodging facilities (Executive) will be accepted over two days from June 27 to 28, with winners announced on the 29th. Subsequently, official contracts will be signed over two days from July 1 to 2.


Meanwhile, the 'Byeollae Xi The Star' Executive and Officetel II opened their sales promotion center on the 16th and started the sales schedule. The sales promotion center has a total of three units available for viewing. Two unit types for lifestyle lodging facilities?59㎡B type and 92㎡A type?and one 84㎡A type officetel unit are on display.
