An analysis of subscription competition rates for apartment complexes nationwide over the past year revealed that the closer an apartment complex is to an elementary school, the higher its subscription competition rate within the region.
In fact, complexes adjacent to elementary schools last year recorded high subscription competition rates in their areas, attracting significant interest from demanders. ‘Dongtan Station Dietre Prestige’ recorded a competition rate of 809.08 to 1, ‘Godeok Artes Misozium’ 537.08 to 1, ‘Hillstate Namcheon Station The First’ 558.02 to 1, ‘KTX Songdo Station Seohae Grandble’ 65.68 to 1, and ‘Changwon Lotte Castle Centum Gold’ 70.58 to 1, showing the highest competition rates, including the highest in their respective regions. A common feature of these complexes is that they are all located near elementary schools, allowing walking-distance commuting, which led to active subscription applications from 30s and 40s households with elementary school children, resulting in high subscription competition rates in those areas.
Not only parents but also general demanders show high interest in school zone complexes. According to the Act on the Protection of Educational Environment, harmful facilities such as waste disposal sites, lodging businesses, and entertainment establishments cannot be established near schools, making school zone complexes highly preferred by general demanders as well.
A real estate expert said, “School zone complexes attract not only the main demand group of 30s and 40s households with young children but also general demanders because they offer a pleasant living environment. This is likely to act as a positive factor for price appreciation.”
As complexes adjacent to elementary schools record high subscription competition rates in various regions, a new complex about to be launched is drawing attention from demanders with elementary school children.

In fact, if applicants have held a subscription savings account for more than six months and made six payments, anyone aged 19 or older who is a household head or member residing in Ulsan, Busan, or Gyeongsangnam-do can apply as a first-priority subscriber. Loan regulations and tax burdens are also relatively light. Furthermore, benefits such as interest-free interim payments are expected to attract many demanders.
An industry insider said, “‘Ulsan Deokha Station Shinil Happy Tree The Roots’ is adjacent to Nam-gu, a major hub in Ulsan, and close to several industrial complexes such as Ulsan Techno General Industrial Complex and Ulsan Petrochemical Industrial Complex, offering excellent proximity to workplaces.
