As the influence of the 5060 "Active Senior" generation grows in the real estate market, real estate products that attract their attention are emerging. Recently, there has been an increasing preference for real estate products with specialized designs and layouts, making real estate products tailored for Active Seniors popular.
According to the 2021 Household Financial Welfare Survey by Statistics Korea, the average assets of household heads were highest at age 50, with 509.03 million KRW, followed by those aged 60 and above with 427.01 million KRW, indicating significant financial comfort. A 2021 survey by the senior platform Senior Insight Lab revealed that 5 out of 10 respondents (53.1%) spend more on themselves than on family, and 68.8% said they do not hesitate to invest time and money for themselves, showing that Active Seniors have high financial freedom and spending power.
The high population ratio compared to the total population also contributes to their influence. According to the "2021 Population Status by Age" statistics released by the Ministry of the Interior and Safety, the 5060 generation accounts for about 31% (approximately 15 million people) of the total population, representing a significant portion.
As the influence of the 5060 Active Senior generation grows, there is a rush of 5060 Active Seniors toward real estate products equipped with various convenience facilities and specialized designs. In particular, among real estate products, residential lodging facilities attract the interest of the 5060 Active Senior generation because they are not counted as housing ownership and allow free resale of pre-sale rights.
GS Construction is supplying "Byeollae Xi The Star" Executive and Officetel II, consisting of residential lodging facilities and officetels, in Commercial Blocks 3, 4, and 5 of the Byeollae New Town Special Planning Zone in Namyangju, Gyeonggi Province.
Both the residential lodging facilities and officetels in "Byeollae Xi The Star" Executive and Officetel II will apply a fully furnished system providing essential home appliances and furniture. Appliances include a double-door refrigerator, microwave oven, dishwasher, wash tower (washer and dryer), system air conditioner, and Sysclean. Additionally, the residential lodging facilities will offer concierge services comparable to hotels, such as breakfast, housekeeping, pet care, and car sharing.
The comfortable environment preferred by the 5060 generation is also provided. Surrounding Byeollae New Town are forest areas like Bulamsan and Suraksan mountains, as well as walking trails along Galmaecheon and Yongamcheon streams, Byeollae Sports Park, and Byeollae Cafe Street, allowing residents to enjoy relaxation in daily life.
Convenient transportation is another merit. Currently operating lines include the Gyeongchun Line, and future openings of the Line 8 extension (planned) and GTX-B line (planned) will make access to major business districts such as Gangnam, Seoul Station, Yongsan, and Yeouido easier.

The residential lodging facilities will have exclusive areas ranging from 59 to 92 square meters, and the officetels will have an exclusive area of 84 square meters. By block, there are ▲255 residential lodging units and 156 officetels in Commercial Block 3, ▲184 residential lodging units in Commercial Block 4, and ▲165 residential lodging units in Commercial Block 5.
Both residential lodging facilities and officetels can be applied for by anyone aged 19 or older without a subscription savings account. Furthermore, residential lodging facilities are not counted as housing and can be resold freely.
Applicants can apply for up to one unit per block for residential lodging facilities, totaling up to three units across the three blocks, and up to one unit for officetels. In other words, an individual can apply for up to four units in total, combining residential lodging facilities and officetels.
The application schedules for residential lodging facilities and officetels will proceed separately. Officetel II applications will be accepted on the 21st, with winners announced on the 22nd, followed by official contracts on the 24th.
Applications for residential lodging facilities will be accepted over two days, the 27th and 28th, with winners announced on the 29th, and official contracts scheduled for July 1st and 2nd.
