- Demand increases for complexes with price competitiveness such as public housing sites as sale prices are expected to rise
- ‘ePyeonhansesang Eco Delta Centerpoint’ attracts attention with a reasonable average sale price of 13.82 million KRW per 3.3㎡
As the new government announces discussions on raising sale prices, including the abolition of the private land sale price ceiling system, interest is growing in complexes with price competitiveness.
In fact, the government has announced that it will move up the scheduled revision of the sale price ceiling system from August to this month and is reportedly beginning review work for the revision of the private land sale price ceiling system. It has also decided to actively reflect the increase in construction material costs in construction expenses, and recently included plans to revise the high sale price review standards of the Housing and Urban Guarantee Corporation (HUG).
Accordingly, as the rise in sale prices is virtually certain, it is expected that the burden of housing costs on consumers will inevitably increase.
An industry insider said, "The government's policy is to raise sale prices to facilitate the supply of affordable housing, but as prices rise, the burden on consumers will inevitably increase. Therefore, consumers who want to own a home are either taking action before the price increase fully kicks in or paying closer attention to public land where sale prices are regulated."
Meanwhile, this month, DL E&C is drawing attention by announcing the sale of 'e-Pyeonhansesang Eco Delta Centerpoint' in Busan Eco Delta City, where the sale price ceiling system applies.
In particular, this complex was recently priced at an average of 13.82 million KRW per 3.3㎡ in the sale price review, making it cheaper than the recently launched Gangseo Xi Eco Delta (13.88 million KRW per 3.3㎡). Additionally, the balcony expansion cost was set at a reasonable price ranging from 1.17 million to 4.75 million KRW per household, further increasing interest.
A sales official said, "This complex is supplied as a public sale apartment with private participation, so it offers the advantage of reasonable prices combined with the excellent product quality of private construction companies, making its price merit even greater. Also, compared to the average price per pyeong of 15.61 million KRW in the adjacent Myeongji International New City area, its price competitiveness stands out even more, attracting many inquiries and interest already."
Meanwhile, the highly anticipated e-Pyeonhansesang Eco Delta Centerpoint is a large-scale branded apartment complex located in Block 19 of Eco Delta City, Gangseo-gu, Busan Metropolitan City. It consists of 15 buildings ranging from 2 basement floors to 19 floors above ground, with a total of 953 units sized between 68 and 84㎡. All units are mainly small to medium-sized, which are highly preferred.
e-Pyeonhansesang Eco Delta Centerpoint boasts excellent residential conditions as it is located in a prime spot within Eco Delta City. The complex allows residents to conveniently enjoy all the living infrastructure of Eco Delta City.
First, elementary, middle, and high school sites are planned near the complex, promising excellent educational conditions. Also, residents can enjoy a pleasant environment through the central park and planned waterfront park in front of the complex, and conveniently use various infrastructures in the central commercial area, ensuring a comfortable living experience.
e-Pyeonhansesang Eco Delta Centerpoint applies designs and products befitting the brand power of DL E&C's e-Pyeonhansesang. In particular, it introduces the 'C2 House,' a lifestyle-customized residential platform unique to e-Pyeonhansesang, which enhances space utilization and draws attention.
The complex uses movable walls between rooms, leaving only the minimum load-bearing walls in the kitchen and bathroom, creating diverse and flexible three-dimensional spaces tailored to individual lifestyles. At the entrance of each unit, a large entrance pantry (excluding some types) is installed for efficient storage of various items, enhancing storage capacity. Additionally, the utility room will include space for parallel placement of a washing machine and dryer, as well as a one-stop laundry zone (excluding some types) that allows hand washing.
The differentiated community facilities also stand out. On the top floor of the complex, a sky community consisting of a sky lounge and sky guest house will be created. Various community facilities such as a dry sauna, study room, fitness center, indoor golf practice range, G/X room, small library (lounge cafe), green cafe, and a planned public daycare center will provide spaces for relaxed and comfortable rest.
Furthermore, the complex enhances exterior design and practicality through curtain wall look design (partially applied), and maximizes comfort by introducing large open spaces and eco gardens within the complex. It also plans to improve residents' living comfort by applying the ‘Smart Clean & Care Solution,’ which includes a smart air control system, mist spraying facilities, weather stations, and fine dust reduction plantings.
e-Pyeonhansesang Eco Delta Centerpoint is scheduled to open its housing exhibition hall in June.
