Expectations for Office-tel Regulation Easing... 'Hillstate Jang-an Lavonita' Scheduled for June Sale

Recently, amid expectations for the easing of real estate regulations put forward by the new government, the income-generating real estate market is showing signs of movement. In particular, as various regulations and loan restrictions related to residential officetels are expected to be relaxed, demand from buyers is focusing on this sector.


In fact, the new government is reportedly considering excluding small-sized villas, multi-family houses, and small residential officetels from the total count of owned houses as part of securing a stable supply of monthly rental housing.


The size criteria are expected to include multi-family houses or villas with exclusive use areas of 59㎡ or less, and residential officetels up to 84㎡, considering their lower exclusive use ratio. Currently, officetels are only excluded from the house count for tax purposes such as capital gains tax when used as offices or for business purposes, thus avoiding tax surcharges.


Given this situation, the officetel sales and leasing market has recently attracted significant interest from buyers. According to the Korea Real Estate Board’s subscription website, the officetel “Deogeun DMC Aileen’s Garden Central (Blocks 8, 9, 10)” launched in April this year in Deogyang-gu, Goyang-si, Gyeonggi-do, received a total of 9,117 applications for 210 units, recording an average competition rate of 43.41 to 1.


Meanwhile, Hyundai Construction plans to launch the residential officetel “Hillstate Janghan Lavonita” in Jangandong, Dongdaemun-gu, Seoul, in June.


Hillstate Janghan Lavonita features a 4-bay floor plan design typical of new apartments, making it suitable for family living. Additionally, the shared bathroom includes a dry washbasin that separates the washing area and toilet, enhancing space practicality, which is expected to attract strong interest from buyers.


Moreover, the 74㎡A type is designed with an attic structure to maximize space utilization, while the 74㎡B type boasts a high ceiling height of 2.6m (based on the living room’s recessed ceiling), providing excellent openness. It also plans to include ample storage spaces such as a large shoe cabinet, tall kitchen cabinets, and a dressing room, showcasing superior space efficiency.


The transportation environment is also excellent. The complex is within walking distance of Janghanpyeong Station on Subway Line 5. Using this line, one can travel directly to Gwanghwamun and Yeouido without transfers, and conveniently commute to major business districts such as City Hall (about 24 minutes) and Gangnam (about 31 minutes) via public transportation.


Furthermore, the nearby internal circulation road and Dongbu arterial road provide a wide transportation network, making it convenient to use both private cars and public transit. Using these major arterial roads allows easy access throughout Seoul.


Located in the main commercial area of Jangandong, a major urban district, the complex is surrounded by abundant living infrastructure. Nearby facilities include Lotte Department Store Cheongnyangni Branch, Hanyang University Hospital, Jangandong Food Alley, and Homeplus Dongdaemun Branch.


Within walking distance are schools such as Anpyeong Elementary School, Jangpyeong Middle School, and Dongdaemun Middle and High Schools, offering excellent educational conditions. Additionally, nearby green spaces such as Jangpyeong Neighborhood Park, Janghan Neighborhood Park, Dapsimni Park, and Baebongsan Dullegil provide a pleasant environment. The close proximity to Jungnangcheon First Sports Park also allows for various leisure activities.


Meanwhile, Hillstate Janghan Lavonita consists of 162 units with exclusive areas of 74㎡, ranging from 6 basement floors to 19 above-ground floors, and will have a model house available for viewing.
