- Specialized design complex addressing officetel drawbacks, excellent subscription competition rate and impact on market price
- ‘Jukdong Reeshuville Casafore’ with duplex rooms, high ceiling, 4-bay layout attracts real demand interest
Officetels with specialized designs are gaining attention. Recently, as the officetel market has shifted towards actual demand, products that address previously noted shortcomings in living conditions have increased residential satisfaction in officetels.
Notable features include △excellent lighting and ventilation with 3-bay and 4-bay layouts △pantries, alpha rooms, and dressing rooms that compensate for space shortages △duplex and terrace types that allow efficient space utilization △and a sense of openness with high ceiling heights, making them comparable to apartments and solidifying their position as alternative residential options.
According to Korea Real Estate Agency’s subscription website, the presence of specialized designs influenced subscription results for ‘Hillstate Sungui Station’ (offered in October 2021). The complex was sold in three types: exclusive areas of 39㎡, 41㎡, and 59㎡, but the highest competition rate (19.96 to 1) was for the 59㎡ unit featuring a 2-room layout, 3-bay structure, and dressing room design.
The presence or absence of specialized designs also affected market prices. According to KB Real Estate on the 30th, the market price of ‘Songpa I-Park’ in Munjeong-dong, Songpa-gu, Seoul (occupied in 2015), which introduced terraces in all units, is 940 million KRW (exclusive area 59.99㎡), whereas the nearby ‘Hanwha Obelisk’ (occupied in 2013), which lacks terraces, is priced at 680 million KRW (exclusive area 59.80㎡). Despite having similar sizes, the price of ‘Songpa I-Park’ with terraces is 260 million KRW higher. This is interpreted as reflecting the difference in space utilization due to the presence of terraces.
Meanwhile, KR Industry (Gyeryong Group) is currently selling the residential officetel ‘Jukdong Richville Casafore’ in the Jukdong area of Yuseong-gu, Daejeon, which features specialized designs.
The complex consists of 160 officetel units ranging from 28 to 84㎡ across three basement floors to seven above-ground floors, along with neighborhood living facilities. By unit size, there are ▲115 units of 84㎡ ▲21 units of 73㎡ ▲23 units of 55㎡ ▲1 unit of 28㎡, making it a residential officetel primarily composed of small to medium-sized units.
‘Jukdong Richville Casafore’ focuses on enhancing residential satisfaction for actual users by applying specialized designs. All types offer a duplex attic space of up to approximately 26㎡ as a service area, and the top floor features terrace designs that allow for high space utilization. Ceiling heights reach up to 3.0m in children’s rooms and corridors, and up to 4.11m in master bedrooms and living rooms, providing comfort and a spatial openness not experienced in conventional apartments.
In particular, the complex maximizes lighting and ventilation in each unit through an internal courtyard (pocket park), and some units feature a 4-bay slab-type layout with windows on both the kitchen and living room sides, enabling cross ventilation comparable to apartments.
The courtyard (pocket park) is planned to be developed as a ‘Green Plaza’ at the center of the complex, where residents can enjoy pleasant relaxation and active community interactions.
The transportation infrastructure is also diverse. The complex is located near major transportation networks such as Yuseong IC, Yuseong Express Bus Terminal, and Hanbat-daero and Bukyuseong-daero roads that run through Daejeon, allowing convenient access both within and outside the city. Notably, Sejong City can be reached within about 20 minutes.
Living and educational infrastructure is also notable. Nearby are Noeun Agricultural and Marine Products Wholesale Market, CGV, World Cup Stadium, Yuseong Sun Hospital, and Yuseong District Office. Upon completion of the nearby Jukdong 2 District development, living infrastructure is expected to become even richer. Right in front of the complex are Jukdong Elementary School and Daedeok International Kindergarten, allowing for walking commutes, and prestigious educational institutions such as Chungnam National University Daedeok Campus and KAIST are located nearby.
Additionally, Jukdong 1 District, where the complex is located, has nearly half of its area developed as parks, and the district is surrounded by various large and small neighborhood parks such as Jukdong Neighborhood Park, Daegol Neighborhood Park, and Seodanggol Neighborhood Park, providing a pleasant residential environment.
‘Jukdong Richville Casafore’ is currently operating a model house, with move-in scheduled for October 2024.
