[Ms One Tower, a complex knowledge industry center located near Pyeongtaek Jije Station and Samsung Semiconductor Pyeongtaek Campus]
As real estate regulations targeting the housing market become increasingly stringent, more investors are turning to alternative investment destinations. In fact, the value of knowledge industry centers that have been launched in recent years is rising sharply.
The rising value of knowledge industry centers is due to large sums of money flowing in to avoid housing regulations. Unlike apartments, which face strict loan regulations, knowledge industry centers allow loans of up to 80% of the sale price. Additionally, acquisition tax and property tax are reduced, making the tax burden relatively light.
If a knowledge industry center has abundant supporting companies, it is worth expecting stable price appreciation in the future. This is why attention is focused on knowledge industry centers supplied near large-scale industrial complexes or their vicinity. One of the recently highlighted locations with various development prospects in Korea is the area near Pyeongtaek Jije Station.
Pyeongtaek Jije Station is located right in front of Godeok New City, where the Samsung Semiconductor Pyeongtaek Campus is situated. The area is expected to see large-scale development benefits with projects such as the Pyeongtaek Brain City development and the Ssangyong Motor site development becoming more visible. Among these, what demanders prioritize is the expansion of the Samsung Semiconductor Pyeongtaek Campus and the construction of the control tower (integrated office building).
Samsung Electronics recently announced plans to expand its investment in the system semiconductor sector to 171 trillion won by 2030, accelerating research and development (R&D) and facility investments. Beyond the currently operating production lines and additional expansion projects, further possibilities are anticipated. In addition to the currently operating P1 and P2 plants, the P3 plant, which is under construction and scheduled for completion in the second half of this year, as well as a future 53-story control tower and additional line expansions, are expected to create a larger scale of employment.
Nearby, besides Samsung Semiconductor, the Pyeongtaek Brain City, the largest general industrial complex in the Gyeonggi area, is being developed with a production inducement effect of 1.3 trillion won and an expected employment creation effect of about 8,000 people, aiming for completion in 2023. Also, the development of the Ssangyong Motor site, for which Pyeongtaek City signed a business agreement in July last year, is considered a major benefit.
The newly planned complex knowledge industry center ‘MS One Tower’ in this area is also expected to benefit from all these development prospects. It will have a total floor area of 64,197.80㎡, with 2 basement floors and 17 above-ground floors, featuring various specialized office spaces and neighborhood living facilities.
First, various specialized designs will be introduced to enhance the convenience of tenant companies. Up to the 6th floor, a drive-in and door-to-door system will be implemented, allowing vehicles to access right in front of the units on those floors. From the 7th floor, office spaces of various sizes will be designed to accommodate diverse demands.
Additionally, various public green spaces and landscaping such as rest gardens, open terraces, and rooftop gardens will be arranged throughout the site to provide resting spaces for employees of tenant companies, enhancing comfort and improving work efficiency. An eco-life space for healing has been created along with the nearby Jangancheon Stream. Furthermore, a generous parking space of 449 spots, which is 287.82% of the legally required parking spaces, has been secured.
Adjacent to SRT and Subway Line 1’s Pyeongtaek Jije Station, which is expected to become a ‘triple transfer station’ in the future, tenants can enjoy excellent transportation access in all directions. Additionally, it is close to National Route 1, Pyeongtaek Jecheon Expressway Pyeongtaek Godeok IC, and Gyeongbu Expressway Anseong JC, allowing travel to Gangnam in about 20 minutes and enabling commuting from anywhere in the metropolitan area.
Meanwhile, the sales promotion centers for ‘MS One Tower’ will be operated in two locations: Yongin City and Pyeongtaek City.
