[Asia Economy Reporter Kim Hyemin] Ssangyong Construction, which won the Remodeling Division Grand Prize this year, is solidifying its position as a leader in the remodeling sector by leveraging its industry-leading completion performance and securing consecutive orders.

Following an order performance worth 1.26 trillion KRW in remodeling sales in the first half of last year, the company plans to secure three remodeling projects in the metropolitan area this year as well. In Seoul, the remodeling project for Sindonga Apartment in Eungbong-dong, Seongdong-gu is highly anticipated. The remodeling order for Munjeong Hyundai Apartment in Songpa-gu is also forthcoming. Currently, Ssangyong Construction has been selected as the preferred negotiation partner for a private contract; although the number of households is small, it is considered a prime location in Songpa-gu.

Last year, Ssangyong Construction consecutively secured large-scale complexes such as Hanshin Apartment in Cheolsan, Gwangmyeong, Gyeonggi-do, and Garak Ssangyong 1st Complex in Songpa-gu, Seoul, solidifying its overwhelming lead in the remodeling field. In particular, Garak Ssangyong 1st Complex boasts a total of 2,064 households and a construction cost of 800 billion KRW, making it the largest scale and highest amount in the history of domestic remodeling.

Ssangyong Construction established the industry's first dedicated remodeling team in July 2000 and has maintained its position as number one in completion performance by continuously undertaking construction projects. The first to fourth domestic remodeling projects?Ssangyong Yega Classic in Bangbae-dong, Dangsan-dong, Dogok-dong, and Bamseom, Seoul?were all completed by Ssangyong Construction.

The company also holds numerous remodeling-related technologies. It was the first in Korea to vertically extend two floors and secured a method for downward extension of underground floors by creating a new underground parking lot connected to elevators. It introduced simultaneous construction methods for aboveground and underground floors and seismic design technology using dampers (vibration absorption devices) that can withstand seismic intensity 7.

Ssangyong Construction also possesses the capability to remodel general buildings. In 1991, it expanded and added to the Raffles Hotel, a national treasure-level hotel in Singapore, without existing blueprints. In 1999, it successfully remodeled the Capital Square Building shophouse and received the URA Award from the Singapore government. The Ambassador Hotel in Jangchung-dong, Seoul, the longest-standing private hotel in Korea, was completed as the 5-star Ambassador Seoul Pullman Hotel after about two years of construction.

A Ssangyong Construction official stated, "Remodeling construction is significantly more difficult than new construction, making it a challenging field for inexperienced contractors to enter," adding, "To maintain our overwhelming lead, we plan to strengthen orders for apartment remodeling in prime locations such as large complexes in Seoul and the metropolitan area and areas near subway stations, as well as enhance the development of new construction methods and the training of dedicated engineers."
