[Asia Economy Reporter Kim Hyemin] The area around Namyeong Station and Sookdaeipgu Station on the subway will undergo high-density mixed-use development.


On the 18th, the Seoul Metropolitan Government held the 6th Urban Planning Committee meeting and approved a revised plan for the designation of the maintenance district and the maintenance plan for the "Namyeong-dong Business District Zone 2 Urban Maintenance-type Redevelopment Project." To this end, the land use of the area was upgraded from Type 2 General Residential Area to General Commercial Area.


The target site, located at 92 Galwol-dong, Yongsan-gu, lies between Namyeong Station on Subway Line 1 and Sookdaeipgu Station on Line 4, adjacent to Hangang-daero. The area is densely packed with old and deteriorated buildings, necessitating environmental improvements. Accordingly, it was designated as a maintenance scheduled district in August 2016 under the "2025 Seoul City Urban and Residential Environment Maintenance Basic Plan."


Following this review, the district will feature mixed-use facilities including office and retail spaces, 565 apartment units, and 80 officetel units. Retail facilities will be introduced on the lower floors (1st to 3rd floors), with one 25-story office building and three 34-story apartment buildings planned. A total of 109 public rental housing units have been secured.


Additionally, an underground pedestrian passage will be constructed to strengthen connectivity with the subway stations and improve the walking environment for the mobility-impaired. Through public contributions, Seoul City public offices and the Namyeong-dong complex government building will be introduced.

Seoul City also approved a revised maintenance plan for the "Dongja-dong Zone 2 Urban Maintenance-type Redevelopment Project," which involves constructing a 27-story office and retail facility in the area of 15-1 Dongja-dong, Yongsan-gu, adjacent to Seoul Station.


The site was initially designated as a redevelopment zone in 1978 and received management disposition plan approval in September 2020. Originally planned as accommodation facilities, the main use was changed to office facilities to respond to changes in conditions such as the decrease in tourists and users due to COVID-19.


According to this review, two buildings with 27 floors above ground for office, retail, cultural, and assembly facilities will be constructed. The floor area ratio is set at 1100% or less, with a height limit of 135 meters. Notably, approximately 3,400 square meters of international conference facilities will be introduced on the 2nd floor above ground. Infrastructure within the district will also be improved through public contributions for roads and parks.
